"Very Old, Clean but not updated in a long time. Carpets old. Small rooms. Breakfast was OK"

"Unfortunately I didn't realise there would be so many dogs there, more so with owners that we're inconsiderate. We had a dog wailing and barking from 7pm - 8pm, more of an annoyance than anything, but the same dog was then wailing from 7am - 7.45am on Sunday morning, which was completely inconsiderate, I didn't need to be up at 7am. The hotel itself was nice enough but ruined by some of the guests"

"Great location for me Room lovely and clean with all amenities you could need Excellent communication Free parking with plenty of space Wi-Fi for free Very close to a takeaway in case you get hungry Self check in but a number was given to contact owners if any issues. Only downside , radiator which was working well stopped in the night and i woke up cold, however there was a spare blanket in the wardrobe. "

"The hotel looks as if it was built in the 1970s/80s and the bathroom looked a little tired BUT the room was clean with a large bed with spotless bed linen and towels. Close to a main road - didn't bother me. I closed the window and slept well. Heating/air con worked well. The bar was closed - they looked like they were running the hotel with only 4 staff BUT the staff attention, cheerfulness and willingness to help was exemplary. Free parking - and plenty of it was much appreciated. Close to the National Agric. Centre. Very good value. Not the most luxe hotel in the world but because of its location, free parking and the sheer welcome of the staff I would happily stay there again."

"When we first arrived, the desk receptionist was not very Ord to say the least and we were off to a rough start when the room key would not work several times and we had to hike up the stairs because the elevator was out of order. There was some confusion about the dinner menu so we skipped dinner in the restaurant but in the morning we had an amazing breakfast buffet laid out which was one of the best breakfast buffets I’ve ever seen. After reading the reports of the restaurant I had my doubts but we were totally shocked at the ample and delicious breakfast buffet. We reported our concerns to the manager who was very responsive and helped us sort out the problems. It’s a lovely setting the room was great. We had a comfortable stay. It was not too hot. It was just perfect and most ways. A good value and especially that breakfast I can’t say enough."

"Good value in all with really lovely staff which made the stop. Why i have given them 3 stars is because they had no eggs for breakfast for me that a crime as i stay away a lot i don't want fried food so always have poached eggs. When you have a full day ahead of you i rely on breakfast which is why i paid £11.95 for it in advance. What was served was poor quality and not worth the money. I still cant believe a hotel with no eggs!"

"A really good base to explore Leamington and catch up with family nearby. Staff were extremely helpful, allowing us to check in early; breakfast was amazing and freshly cooked to order; beds comfy; parking an absolute bonus (but car park fills up quickly). No restaurant but thete are so many within easy walking distance, tjis wasn't a problem at all. The bar looked good but we didn't try it. We will stay here again. Thank you."

"Nice enough . Bar seems a bit pricey. Service can be slow , car park is tight. Good for a night stay . Town is close by with a decent mix of bars and restaraunts"
