Great stay. We arrived a bit early and the room was ready. Close to a tram stop or about a 30 min walk to princes street. Plenty of shops, cafes and bars nearby.

I spent quite a while looking for the best combination of location, reviews, appearance, price and convenience and must confess to having been a little sceptical of the high scores I found at such a modest cost. Thoroughly enjoyed my stay at the Dorstan. The B&B is an ideal location to explore Edinburgh being quiet & either a 20min walk or short bus ride to the city centre. The owners were very helpful giving me a map to explore, offering suggestions of places to visit & answering any questions. Breakfast was also served promptly & with a smile. A gem of a guest house - beautiful decor, delightful hosts, best breakfast ever, great location, free parking

The staff were excellent here. Very attentive and helpful, and the checkin and checkout were very quick and smooth. The breakfast is basic, but good. If you prefer a proper hot meal, there are many restaurants and cafes in the area. The room and hotel were clean, but without keeping the window open the room started to smell a bit musty, but not overly so.

Staff was very welcoming. Very clean property and with so many gifts + I really enjoyed breakfast .it was best guest house ever! 10 out of 10.

The property was well located in proximity to the centre. The parking was good right outside the property. The room was spacious, clean and well appointed. On arrival I was greeted by the owner who was very approachable and helpful during my stay. Definitely visiting again.

We stayed in room 5. Huge bedroom beautifully decorated. Very comfortable bed and nice walk in shower. Highly recommend Very friendly welcome. We enjoyed breakfast in the cafe . Stunning food and coffee. We will definitely be back.

Perfection!

Excellent location and comfy bed, only issues I had with my room was that the wardrobe was broke and the shower would turn on and off while trying to use it. Other than that I really enjoyed the hotel room and would actually book it again :)

Good location for us. Parking avaiilable in Abercorn Avenue. Morrisons close by. Good access to buses into town. Good walks nearby. Friendly manager. Clean. We were at the back of the guesthouse. Couldn’t hear any traffic.
