Convenient - lots of restaurants. Outside of property - rotting wooden facade side entrance. Lots of construction noise outside and inside. We were upgraded to 9th floor corner suite for $20 / night, but construction on 8th floor below had us listening to concrete drills all day. We weren't told we would have construction noise below. The concierge, when informed, was not surprised and told us that construction should be done by 5 pm (which they weren't). Upon checkout we informed them again of noise and they took off the upgrade fee. 9th floor hallway carpets old and frayed; not particulary clean. Breakfast buffet was very good.

We (a couple) stayed 3 nights at the Hyatt Regency Toronto in a King corner room, city view, which had a plethora of storage spaces (closet, drawers under the TV, and 4 drawers under the K-cup coffee machine bar area), refrigerator and a large safe for storing a laptop, camera, passports, etc.  The gym was larger than most hotel gyms, clean and open 24 hours.  The pool and terrace area was also quite nice, (especially at night to view the city skyscrapers) and open until 10 pm.  We did not purchase the breakfast, since it was too expensive per person in my opinion, and I don't eat enough to validate the expense. There are numerous restaurants nearby. Free bottled water is provided upon request and is replenished in the room with daily maid service. The downtown location on King St is excellent for walking everywhere and we parked our car at the adjacent parking structure for 3 nights at $40 CAD per night and didn't move it at all.  It's a 10-15 minute walk south to the CN Tower / Aquarium / Rogers Center / Harborfront area.  It's also a 10 minute walk north to the Chinatown area and another 5 minutes to the Art Gallery of Ontario (AGO). The hotel staff provides outstanding, professional customer service.  We met Zak on the terrace and chatted with us before closing up the pool area.  The personnel at the concierge desk were always helpful with our questions.  I would definitely stay here again.
