Great cheap option in one of the best locations in Brighton, nice and friendly staff, its a shane they charge you to store luggage after check out, but everything else is fine.

Great location, very central. Room was okay, but one of the beds was uncomfortable. small toilet with tiny shower. It's good for one/two nights.
Loved this little b&b. Area is walkable, lots of shops, restaurants and things to do. Close to the water and about a 20 min walk from the train station. Floor is definitely slanted but other than that this place is wonderful. It’s fairly quiet, has a window, a fridge and a small but not too small shower. The cable didn’t work but the staff tried to fix it for us. Check in was friendly and accommodating.
Clean and basic perfect if all you need is a nice clean and comfortable bed close to the city center. Will stay again.

Three of us stayed in the triple room and it was very satisfactory for us. Check in was easy. The cleanliness was good and the hotel was quiet and respectful. I would stay here again!
We had a nice stay.The Old Palace is within a short walk of the pier and the city centre.We stayed in room 5 which was very clean and had a good shower with comfortable beds.The young lady Tatiana was friendly and helped us with our check in and check out. We are already looking forward to a future stay with The Old Palace guest house.

Property in a great location, and our room
was good size with comfortable beds
But interior is quite run down, giving it a grubby feel, even though the place was fairly clean
Was a really comfortable stay, close to reasonable long stay parking, town, the pier etc.
Staff were very helpful. Room was very clean and spacious.
Good communication from venue in advance of stay.
Only recommendation would be to have alternate milks.
It was very lovely time with my family for a few days. I really love it. This top was so friendly and I really like this place. I wouldn’t recommend it to all of my friends and my family.

Modernisation needed
The price reflects the experience. Overall a decent stay for three gents on a jolly boys weekend. Beds comfy. But the hotel clearly requires modernising. Very friendly staff.
I was worried that it is non air conditioning when I booked but it turn out well. Comfortable rooms, walking distance to the central and 5 mins walk to the beach. Supermarkets, restaurant and cafe are within walking distance.
Be mindful if you have big luggage as there are no lift and the stairs are narrow.
Small guest house very pleasant, helpful welcoming staff. The bed was lovely and clean with soft comfy pillows 3 each. Bed was soft. The room was perfect temperature & we slept well, felt safe and secure. It was so quiet. The bathroom is tiny but we coped fine it was only one night and we had plenty of nice towels. Kettle so we could have a cuppa. Just a stones throw from the beach.

Friendly staff, nice room. Qiet and close to beach. The only problem was that the tv in the room didn't work properly. Only a few channels were working. The Friendly host tried to fix it but wasnt able to. Instead we got a later check out time. I would have preferred a tv in good working order.

We were only staying in Brighton for one night and had already booked to eat out, so just needed a place to sleep for the night and this guest house was okay. The room was clean, comfortable and not a bad size. The en-suite was small but again it was clean and the shower worked well.
When we arrived we were a little confused trying to find the reception area but eventually found the lady downstairs (in the converted cellar room).
It was possible to park on the street but for 24 hours this is quite expensive. We parked at a car park which the guest house suggested to use. It worked out at about £20 for 24 hours.
The guest house is a 5 minute walk from the Promenade, and about 25 mins to the Royal Pavilion.
All in all, this guest house was fine for us and pretty good value for money too.

Would not recommend for young familys. Others ok.
Room was reasonable however priced high given the overall condition. Location good. Me, my wife and child had a room which would have been fine however. At 9pm when we arrived back all seemed ok, later on that night around 11:30pm others started returning. No issues about whenever others decide to go back but be considerate, you are not the only ones staying in a hotel, others might be trying to sleep. This particular family talked out front, then entered property one by one closing door everytime. Then when upstairs seemed to do laps around a room and continues to shower and use / flush toilet constantly until 1am ? After this it seemed to go quiet for a while with the odd bang here and there. Wife decided to put phone on with music so we all could sleep. At 6am when it all kicked off again i actually went to see what all the racket was about and where it was, it was so loud it wasnt the room directly above ours as it was vacant it was the one above that number 7 in pic!! They were so loud we could here them floors away. This time it sounded like i was in a market just standing in the hallway. Sounded like at least 6-8 people in this small room shouting at eachother and at least two people on loud speaker on a phone. The cheek. I then mentioned on check out, they said we should have called them. Not sure what difference that would have made. Maybe it was just this indian family being extremely inconsiderate towards other hotel guests but hotel didnt seem at all interested.
