Really nice spot down a quiet side street 2 mins from the old city. It's just a shame the walls are so paper thin. You can hear everything from the rooms next door as well as everything in the communal space outside. Everything else was fine - nice staff, nice little garden to chill out in - it's just pot luck whether you'll get any sleep. If your neighbour wants to watch Fast and Furious at 2am you've had it!
I stayed here for 4 nights. It's located very close to the Tha Phae Gate(16min walk). Although you will have to cross some busy roads. The room was very clean and spacious. The bathroom is what you would expect in Thailand ( toilet and bathroom together in a confined box type room) but was fine. It's a quiet accomodation so not recommended if you want to meet people. Also doesn't have a smoking area, so had to walk to the road to have smokes. Overall it's a great place to stay. there is a laundry shop 10meters from the place and they charge around 60baht for 1kg of clothes (wash and dry).
We've stayed here at least 5 times before, it's in a quiet back street but is within 3 minutes walk to Wualai rd for yellow. red and blue buses, 6 minutes walk and your at Chiang Mai gate (south gate) for food, drink and local markets.
Staff are friendly and will do what they can once they understand what you want.
The hotel is an old apartment block, renovated in 2012, however now that the reality of low occupancy rates have set in the owners are neglecting maintenance, the A/C in our room only had 1 fan speed (slow) and no adjustment of any setting including temperature would make any difference. As it was very hot every day +40c the A/C was ineffective.
The WIFI network in the hotel is good, however the internet connection is not, for the last 4 days we were there the internet worked for maybe 5 or 10 minutes total, we ended up using a local internet SIM card.
As our plane left at 4.50pm and as they were not busy a late check out was not a problem.
Even with these shortcomings it is still reasonably good value.
This was my second visit at the Tree Residences hotel. The employees are very nice, and the room is very comfortable. It is a short 15 minute walk from the downtown area. Many places to eat around the hotel, and the saturday market makes the hotel, a primal place. I will come again to the hotel.
Room was not clean. Used soap left in the shower tray and ants throughout the bathroom. Dirt and dust coating the bathroom window and ledge.
Please note that no picture is provided of "standard" rooms. This is because they have not been renovated like the others that are pictured. The standard room we stayed was old, run down and not worth the money. The AC barely worked as well. Will not be staying here again.
