The hotel is located very close to the A19 near to Yarm, however it is located in the beautiful and tranquil grounds which enjoy stunning views of the Cleveland Hills with only a very low level of noise drifting up from the A19. The staff were friendly and attentive throughout. We were made to feel both very welcome and comfortable with nothing being a problem. Lovely one night stay. The Sunday lunch was delicious, the room was lovely with a huge round bath. Staff were all helpful and friendly. Nice breakfast. I'm sure we'll return.

Lovely room and very helpful staff

Checked in mid evening and was cold outside. Was informed at check in that the team had been to my room and closed the curtains and put the heating on so it was not cold. Wow now that’s some check in service

A warm welcome on our first visit to this new hotel, right in the centre of Middlesbrough, nearly opposite the town hall. Clean, fresh rooms and a comfortable bed - although ours was only a standard double, rather than king size. Good selection at breakfast.

Nice, quiet and friendly place to stay, scenic backdrop to the three key elements that count, Good food, Good Service and Good accommodation.

We stayed here to watch the Tour de Yorkshire the hotel staff were lovely, breakfast cooked to order alongside the buffet. The only downside was the bed was smaller than we are used to so sleep was difficult. (Room19) maybe ask for a larger bed if you are a couple! However we had a fabulous break.

Stayed two nights will definitely be staying again. The staff are very friendly and cannot do enough to ensure that you enjoy your stay.

Easy to find from main roads. After driving for 4 hours through the rain I was pleased to arrive at my destination. The hotel appeared a bright, happy star on the rainy horizon. The reception area welcomed me with it's serene, peacefulness. Staff only too happy to come to my help late on a Sunday evening. My room was large, cleanly furnished with a vast bathroom that I could have had a party in. The room was comfortable and perfect for catching up on some late night desk work. I slept well...

All the staff were so friendly and nothing was too much trouble. Food was excellent and very good selection.
