Easy access to the building, situated just of the main road in a quite area with local shops within a short walk, bedroom clean & tidy comfortable beds. Recommended
Very comfortable and clean, the only thing I didn't like was the shared bathroom but it wasn't a problem really.

Out of the city in a depressed area, this property was in need of an overhaul. However, the room was spacious and clean although a little rough around the edges. There was no dining area when we were there but the friendly owner offered an alternative in a local cafe. All in all good if you just need to get your head down.
The guest house is a well priced, comfortable accommodation located on a really good transport route, with regular buses to the city centre at a low cost! Check in was really good, with plenty of helpful information provided for our stay. We definitely couldn't fault the hospitality! There is a kitchen area available during the week if you need cutlery or a place to prep/eat food. Our room was a double en-suite, which was a little small on both counts, but still practical and clean for our stay. WiFi could be a bit unpredictable in the evenings, though not much else to complain about. We had a nice stay and would definitely come back again, though with a lot less luggage, as there are no lifts.
Can't fault the welcome which was friendly. Unfortunately had an awful sleep due to excessive noise all night outside. Sounded like a loading bay. Asda across the road! Didn't help that the small window's handle was missing and I couldn't close it so got very little sleep all night.

Shower
The drain in the shower was blocked so impossible and disgusting to shower as it just kept filling up.
Toilet
Every time the toilet was flushed it would constantly need to fill up meaning that we heard the constant sound 24/7 during our stay.

Towels

There was also no bath Matt, which was a huge hazard as the floor was slippery when wet.

We where also really disappointed with our welcome. We followed the instructions from Expedia to let you know the number of guest and approx check in time and that we where doing a course so would be late the gentleman who helped us check in was not very helpful at all and made the whole experience very tedious.
It was an implied term of our contract that the accommodation provided would be of a standard of quality reasonably to be expected from this type of hotel.
As described, the property does not have a manned front desk, only for the times that you specify as the check-in time. I was stuck in traffic and arrived much later.
An option to do self check-in would be much appreciated (pre-payment and key in a lock-box by the room)
The room itself was large with nice new beds. There is some furniture in the room. The wifi worked well.
Showers/bathrooms are shared. There are several stalls on the first floor.
There is a common kitchen with toaster, microwave, waterboiler etc. The property has the vibe of a hostel but with nicer and private rooms. It looks a bit like a converted office building.
Parking is only street parking/parallel parking. A bit of a challenge.
The neighborhood is semi-sketchy but I think that may be the whole city. There are several restaurants nearby. It's closeby the airport and a short distance to the city center.

Had a very pleasant stay, no fuss, staff was super friendly and helpful. The area is urban and the building is old but the place was clean and did the job. Close to transport straight to Liverpool One. Good, free wi-fi available which was needed as I was working too. Would definitely book again.

Great value and very friendly welcome, with lots of good advice about local amenities. Struggled with shower, either way too hot or freezing and two out of the three of us cut out fingers whilst locking bathroom door! Would recommend as a great value hotel though, close to South Parkway station.
This is a grimy hostel at hotel prices. Could do with a very deep clean - floors were grubby and stained, dust everywhere, bathroom horrible, pillows need replacing (some were brown, ew), and I didn't even want to use the kettle as the spout was covered in brown stuff...
A basic room has a shared bathroom (and there is a reason there are no photos of that online, gross!!). One of the toilet doors doesn't close properly and left a gap and the other had a very dodgy lock.
Towels cost extra (which isn't advertised online and again, hostel not hotel vibes!). Not that I actually wanted to shower in that shared bathroom, would probably come out dirtier...
Worth noting there is no parking and you have to find parallel parking on a street nearby (but the owner does get an online permit so it is free parking).
I wouldn't stay here again and I'm just thankful I was only there for one night. I really don't know how some people could think this is 5 star accommodation...
The owner was super helpful and extremely friendly, both in emails and upon welcoming us on our arrival. Given how busy and expensive liverpool was for this weekend, we fell lucky finding this one. Just a little out of town but the bus recommended got us where we needed to be perfectly!
the hotel served the purpose of my visit, but the kitchen wasn`t available over the weekend, but I wasn`t going to use it antway but if anybody wished to they couldn`t
