Basic but good value

The accommodation & breakfast are basic but you are paying a cheap price - so this is to be expected. The room & ensuite were clean & warm & adequate for our stay. I would recommend this place & stay again myself - if you need somewhere basic & very reasonable.

A hastle free stay ideal for someone in and out. Not the cleanest bedding. On the whole it served its purpose realatively cheap and easy. Just needs some more attention to the bedding.

The property is a bit old but clean and economical. Free breakfast is a plus. The things I did not like were: the shared toilet located across the room even though I booked an ensuite one - called and messaged the owner but no response; only 1 hanger available for our jackets, and the motion-activated light in the toilet automatically shuts off so I was having a shower in the dark lol

A very budget type stay … clean and friendly when they were there. It doesn’t seem that any staff/management stayed on site during the night. A call to the desk went to an answering machine … and no follow-up on there part …strange and unsettling.

Very basic - breakfast was lovely. Toliet seat wasn't attached, the bed came apart as well and there was lots of little flies there too. The floor was sticking too and not clean.

We had a spacious room. The included breakfast was more than expected. Some plates and cups were dirty. 3 different wifis - none worked. Was a little troubled that the front door is never locked as it's '24 hour reception' but managers weren't around much. A great budget price - you get what you pay for.

Unsatisfying

There was no one to great us ,the beds were like rocks,the breakfast hahahahahaha no clean plates,no hot water for tea or coffee.the room was either to hot or too cold,the shower was like a jet then a dribble then a jet,all in all it was not a good experience

Guest house owners never on property; didn't specify that payment was cash only. Bed only had wooden slats. Sheet was not large enough for bed. Large selection of store-bought pastries for breakfast but not much else. Water pressure varied which meant no guarantee of a warm shower. WiFi in rooms was excellent on phone but not in public areas. Connection on laptop was iffy during busy hours. Location was good, within short walking distance of train station, but advertised busses to Edinburgh city centre seemingly didn't follow route. Overall, it's fine if you just need somewhere to crash after a long day of sightseeing.

We picked up keys left on desk with not saying don't use toilet as its broken - it has someone elses pee in it and flush was taken away. No toilet paper on site!!! fun and games as other stayers were looking everywhere for paper. No staff on site at all, and front door lock was taped open all night. No light bulbs in lamps but they were all plugged in and switched on!! Noisey dogs barking at 06.00 and food (packets of alpen bars etc bought from shop) didnt cater for any one with dairy issues.
