Staff are fantastic. Showers could do with improvement - limited hot water. Beds are super hard. I mean really hard. They were able to add a topper to take the edge off, but still pretty solid.

The time of breakfast is from 8am to 11am. We requested if ours be served earlier, since we need to leave the hotel at 7am for our scheduled tour. But our request not granted. We can only have coffee and bread instead.

Sorry Billy but our day staff don't start work till 7.00am the time you had to leave, we only have the night shift man on duty and he can not cook breakfasts hence you were offered coffee and toast. Hope you otherwise enjoyed your stay with us.

It's not a Boutique but instead a Backlane Hotel
It's a backlane hotel. Dun get fool by the pictures on the websites. I was cheated by the pictures. While walking towards the hotel I was already very disappointed. Once into the hotel got very angry at the conditions of the area and the lobby. The room sucks! The roof top is horrible. The view of the halls from the room is filled with alagae. Very disgusting. Finally I never stay in the hotel, because it's not the hotel or room that I saw in the webpages. Asked the staff and they said they are not willing to do any refund and I should approach to Booking.Com cos I booked thru them. Please dun get cheated and disappointed with this so called"Backlane" hotel. Even my husband felt that the alley is just another Geylang in Bangkok. I left the hotel 15 mins after checked in and booked another hotel a better place to stay immediately. The moral of my writing is that, I wasted SGD 156.00 for this miserable backlane boutique hotel. Last but not least, please avoid this Baan Sukhumvit Soi 18. Thank you

Good location, clean room, friendly service specially Jenny was helpful. A night receiprionist guy who was rude and wasn’t comprehensive and communicated well with guests. If you arrive and check in late at night he wasn’t so helpful to tell you to insert the key in the slot in order to get electric or help with luggages to your room.

DINGY, UNWELCOMING HOTEL IN UNSAFE LOCATION
This is by far the WORST place I have stayed. The guy at the reception was so rude, unfriendly and not welcoming. There was only one guy at the reception and he looks so mad and bored. He was doing everything that projected the place so negatively. He would not even show where my room is located or how to get to the elevator. The hotel is presented as larger than life like on this site. It is located in a shady and dingy area. Not looking safe at all. The hotel is like a small hostel. You have to leave the key at the front desk when you go out. Not trustworthy. The internet is so weak and spotty. I originally booked for 4 nights and got out of it after staying one night. This is not a place you want to stay or support. Worst place in Bangkok.

Hello Vincent, Sorry you didn't enjoy your stay we apolgise for the reception you recieved when you checked in but as reception is the only one on duty he is not allowed to leave the lobby for security reasons. I'm suprised that the internet was a problem as it's 100mps fibre optic, we have routers on several floors and I can only think you were using the router from a different floor. The side street we are on is amazingly quite for being only a one minute walk from Sukhumvit Road and is mostly residential so late at night they close the front of their houses. We ask you to leave the key because firstly if you lose the key outside it has the address and room number which means we have to change the lock if lost as you would do with your own home and secondly it lets us know if you are in or out of your room if you have phone calls or for cleaning your room in the daytime.

A great place to stay
I've stayed at this hotel multiple times. It's clean, comfortable and well-maintained. It's within walking distance of the Asok (BTS) and Sukhumvit (MRT) stations; and the Terminal 21 shopping center, where the Pier 21 food court on the fifth floor offers Thai food at bargain prices. The hotel is quiet because it's at the end of Soi 18, a side street. You won't hear any traffic noise. The Internet and A/C work; and a good breakfast is provided. Service is great. I travel overseas at least six months of the year; and this is the kind of place I like to stay. If taking the airport train from BKK, get off at the Makasan stop, then take the MRT one stop to the Sukhumvit station. Walk towards the Exchange Tower exit.There is an escalator in the Exchange Tower that will take you down the street, so there's no need to take the stairs from the stations' elevated walkway.

Homely quiet convenient Sukhumvit stay
Homely and friendly stay in Sukhumvit area. Just less than 7 min walk to Asok BTS and Sukhumvit MRT interchange (good and easy to travel by public transport to many places) and yet in a quiet short lane in, quiet away from the buzz of Sukhumvit area. Good size and clean room and comfortable King bed. Bed is hard as similar to many local thai hotels but is comfortable. Toilets provided and shower foam and shampoo is good but do bring your own toothbrush and toothpaste. Wifi is good and fast. Morning breakfast is good and sufficient. Will stay again.

Very friendly staff, nice rooms. The hotel is quite close to Asok station and also Sukhumvit station, no more than 10 minutes walk from each or no time by tuk tuk. There's also a couple of convenience stores very close by, a cheap laundry shop only a few doors down and a nice cafe called Artis on the corner of Sukhumvit and Soi 18. Boutique property in great location
Excellent choice for easy access to the SkyTrain. Very quiet. Within walking distance to many good restaurants, bars, coffee shops, and shopping. Staff are awesome. Quaint and comfortable lobby to read or have coffee. Breakfast from a set menu was perfect. Quick, hot and delicious. The only fault with my stay is the a/c was hard to regulate. We had to manually climb up and push the button on and off during the night.

Great spot on Sukhumvit
A lovely little boutique hotel. All the staff especially the main receptionist are all so friendly helpful and always smiling. The rooms are great and decent sizes, the beds are a little hard but that's like most beds in thailand. The bathroom was perfect with lovely hot shower. Breakfast was freshly prepared for you in the morning. Great value for money would stay again.

Very good location, close to main mall in Bangkok, the skytrain and metro and nighttime entertainment. Room are fairly basic but comfortable. Location down a side street is good as it's quiet. Kevin very good with recommendation on places to eat, and cheap ways to explore the city.

Ok so just know that this hotel has the BEST PHOTOGRAPHERS because the rooms only look vaguely like the pictures. After seeing my room, I went back to the reviews just to make sure I booked the correct hotel. Then I spent 2 hours researching area hotels cause I was seriously gonna leave but I didn't and it turned out ok. Here is the deal: The rooms are old and the cleanliness is so-so. For instance, I found hair on my bed and the shower. There was a white smug (side-eye) on the TV. However, it was hardened so I'm gonna assume the best. the Shower window had large smug marks on the bottom.The bathroom needs re-caulking. The walls need a new coat of paint. And I'm not even going to mention the view (pictures are deceptive). Just think grungy alley. With that said, if you are just looking for a cheap and relatively clean place to stay and you don't mind sleeping on a very hard bed (even for Thai standards). This will work just fine. After spending long days in Bangkok, it was nice to come back to a very large shower and bathroom despite it being well-worn. The female staff member in the afternoon, and overnight guy were friendly. However the older male seemed rather surly. The neighborhood is convenient--after awhile you begin to ignore the seedy massage shops and ladies hollering massage every time you walk by. I recommend staying no longer than 3 nights MAX. Ultimately, I stayed because of the PRICE, the big bathroom and knowing that I would just be there to sleep.

Love this little gem
Cute little hotel on a quiet side street so close to the sky train and lots of food and activities. Not fancy, but clean, quiet, nicely decorated and helpful staff made this stay easy and comfortable.

On the good side, I like the decoration of the lobby and the room. On the less good side : lack of warm water and bad room service. On my first shower I managed to get warm water for just the first 10 seconds before it turned to cold only. My next showers were all cold. Impossible to get warm water again. Also, on my second day I left the room before 12:00, having turned on the "Please make room" signal, and dropped the room key in the key box at the entrance. So it was annoying to come back late at night and realise that room service did not do my room and that I had to go out again to buy some drinkable water.
