"Beautiful property on the outskirts of Negombo in a very peaceful calm location. Perfect for resting after a long flight of from some quiet away from the hustle and bustle of the beach properties. There are only 5 rooms. We had room 2 which is a beautiful heritage room in the original house. Breakfast is delicious. Lovely varied menu. Dinner is also good but note that the prices here are in USD and pricier than in town. Few things I didn’t like so much 1. There is no driver or tuk tuks...

"Beautiful lagoon-front self-contained hotel, room was spotless, staff the most courteous and helpful I’ve ever met. Lagoon tour (arranged by front desk) was peaceful, full of birds, Captain Rohan a fantastic guide to birds and wildlife. Transportation to Negombo is via tuktuk, driver Asim polite and exceptionally kind (provided tour of Negombo and a short errand for salt and Type G adapter for my travels, Amagi Aria has universal outlets but the rest of Sri Lanka has Type G). "Waterland is a small resort of around 5 individual villas on the banks of a river. We stayed in Elephant villa which has a small, private pool and decking area. We loved the indoor/ outdoor bathroom with fish! The area is quiet and great for just sitting and watching the wildlife. Food is eaten in a small restaurant and although choice is limited, the quality was great. The staff were friendly and helpful. Slight downsides... The resort is really tucked away ,so be sure your taxi driver knows...

"Pool nice but surrounding wood area is dangerous. The beach in front was dirty. If you sit at pool side, hawkers lean in and shout at you from the beach, including a man with a performing monkey on a leash! There was no hot water when we showered before leaving for the airport in the morning, and they leave the front doors open all night, leaving the hallways and lifts filled with mozzies. Also, despite Expedia's ad at time of booking, thete was no free airport transfer. It was tha only reason...
