"Spectacular breakfast delivered to your door, eggs benny would rival that of a top tier breakfast spot. Omelette was delicious as well, really looked forward to being surprised with whatever was on the menu for the morning feed. Hot tub is a nice thing to have after exploring on foot all day. Room had so much character and had way more space than we needed, having only used the fridge for dinner leftovers. Super close to a bus stop, which was handy as the airport ran out of rental cars somehow. Might suggest some clear identification for the hot tub jet switch, as it scared the crap out of my wife a couple times. Staff was always happy to help, checking in and out was seamless, as it should be. Would definitely reccommend leaside manor to anyone looking for something authentic and rustic for their stay in st johns "

"This really is an "inn", as in, it's both a restaurant and a hotel. It's quite good as a place to sleep for the night, though you may walk by diners as you go to your room. The walls are also thin so you can hear diners, furniture moving above you, and partygoers outside. If you're a light sleeper I wouldn't recommend this place. For me it was fine. You are given the basic amenities like towels, soaps, coffee, tea, etc. While close to Water st. This also means that it will be busy at night with partying/drinking nearby. If you're here to party it's an excellent spot as it's close to pubs and bars. If you're looking for a relaxing retreat this is not it and I would recommend going further out. The staff were nice and accommodating."

"Rooms are needing major upgrades, windows are terrible. Myself and my 12 year old son had a 2 night stay and both nights we were so cold in our rooms, we had the heat up however the wind kept blowing in through the old windows and door. If it wasn't for the great staff this would be a horrible review. For the price I paid for a 2 night stay im greatly disappointed."

"Bathroom door could use replacing, it was an effort to close it securely. The self-moistening toilet cycled for nearly an hour after flushing and was quite loud. Our room came with a complementary bottle of wine corked with no bottle opener provided. We called reception for a bottle opener and it took an hour to arrive, similarly for towels. Complementary breakfast was good but also a little lacklustre, very meat and potatoes. The stay was otherwise very clean, quiet, friendly staff. A short walk to downtown."
