The location is ideally located for easy access to major sights. Plenty of dining and shopping opportunities. The staff were extremely kind and worked hard to make sure our visit was amazing.

The manager/owner of the property was very helpful and accomodating. The location is amazing as they are within walking range to everything, commute included. Property is clean and has everything you would need. Would highly recommend them.

We loved the location and management of this property! The room was beautiful. However, we barely slept due to noise inside the facility and outside on the street. We could hear the rest of the guests coming and going at all hours (including 1-2am). We could hear people yelling outside and honking horns. It was so loud that neither my husband or I could rest making our trip a little less enjoyable and more frustrating. I would recommend maybe a curfew for guests when they stay… that would mitigate some of the issues.

The property manager was very nice and attentive, but when we got to the guest house no one was there to welcome us, had to wait like half hour to have someone showing up, the pictures and the actual room are very different, they wanted to charge extra money for using a pullout bed for my 4 yo, the checkout felt like they were rushing me to leave earlier, hot water wasn’t enough for two people to shower, had to wait one hour to have warm water, there was no remote control for the a/c the first night and was very hot.

It's a ten minute walk to the entrance to the Vatican museum or St. Peter's basilica! Head in the other direction and you can get to Piazza Navona or even the Pantheon. The room was fine and the hosts were kind (provided sparkling wine and a panetonne to celebrate New Years eve), but the location is the big draw. You won't be disappointed.

Lovely room at a good price in an excellent area. Make contact with the B&B hostess by email in advance and she will find cheapest route to the B&B and is very forthcoming with finding places to eat and drink in Rome.

Charge from Hotels.com and the hotel did not match. Hotels.com charged 80 dollrs upcharge. The night we checked in a person who spoke no English let us in. Less than the best. This hotel has no staff most of the time. Full service hotels can be booked for less. Not the best experience but the people are nice.

Lovely place

This was a lovely place to stay for the first leg of our trip. It had the charm of a bed and breakfast. The coffee machine in the hall was an added bonus. The airlines had lost our luggage on the flight over and the host was kind enough to wait on hold with the baggage service to see if she could get more information for us. When we came back, she had put some extra toiletries and slippers in our room. She also coordinated taxi rides for us. The smaller beds were a little uncomfortable, but overall it was a quiet and safe space from the bustling city. Very close to Vatican city but about an hour walk to the Colosseum.

Michelle, the owner at Tibullo was great. She made sure our stay was comfortable. The room was small, as three of us adults stayed in the room, with one queen bed and a small twin bed. However, we made it work. Breakfast was brought to us the evening before, so we could eat whenever we wanted. Good security. We always felt safe even walking around the area late at night. The location is great. Steps away from the Vatican, and a metro is not too far away. Rooms were always cleaned during the day. The staff overall was very friendly. And we would strongly recommend this bed and breakfast to anyone visiting Rome, and especially if you want to be close to the Vatican. Michelle will also give you tips on how to tour Rome and surrounding cities without spending too much money. All in all, a great venue. Will stay again when visiting Rome.

I am currently in a wheelchair, Cannot walk. No elevator as advertised ******** Had 9 stairs to get to room ******* *Owner would not refund money so I could get a different hotel to stay in Rome. mini safe did not work Air conditioner would not cool off the room The door separating the other apartments was very thin and unsafe. So because I had to find a different hotel and not stay at this one. I Reported this to Expedia, that there was no elevator as advertised, They tried to contact the owner, and the owner was nasty and hung up on them. Expedia backed up their policy and refunded the entire stay. I have been traveling with Expedia my whole life and I have never had anything like this Happen. I will be traveling with Expedia for the rest of my life!
