An excellent location and just what we needed. The hosts were amazing, so friendly and helpful. Room was so clean and breakfast was freshly cooked and nutritious. Will return soon.

Chris and lovely were super host . Excellent location to valley of rocks . Amazing breakfast especially fresh fruit salad !! Only downside was the bed linen and towels would have liked it to be changed as stayed for 5 nights .

Great location. Hosts were very friendly & helpful with suggestions on where to visit. Lovely breakfast & nice selection of cake & biscuits in room. On site parking. Nice clean room. Hosts very covid aware. Would happily stay here again.

Very comfortable Guest House close to Lynton town.
The Denes is a very clean, comfortable Guest House close to Lynton Town. Facilities are excellent and food is delicious. The owners are very friendly and helpful. Would definitely stay here again and would recommend it.

Lovely stay at the Denes ... Lovely couple and lovely breakfast . Clean comfortable and peaceful , we were in the 'Pines' room and were very happy , loved the little added touch of a chocolate on the pillow on arrival . Great selection of tea,coffee etc and biscuits . John and Susan have made this B and B a stay from home very enjoyable . Would not hesitate to return if in the area again .

A very impressive B & B
This would have to be the cleanest and tidest B &B in the UK. We were greeted by the hosts and were offered tea and coffee with a nice cake. We was really impressed with the property and would strongly recommend it to any traveller. Being Australian it was big bonus seeing Vegimite on the condiment table. Thank you for a lovely stay and the suggestions you gave us for dinner and sightseeing.

Great place to stay to discover Lynton / Exmoor
John was very helpful and gave some great tips on where to go in the area, and where to eat. The guest house is located in a very special spot, on the edge of the town of Lynton, really close to the Valley of Rocks. The room was very clean and comfortable.

A lovely stay.
We only stayed one night but wished we could have stayed longer, the proprietors were very friendly and greeted us with a hot drink and a piece of homemade chocolate cake each, the room was very comfortable and clean and the breakfast was excellent. We would recommend it to friends and family.

Lovely 1 night stay in peaceful location. Close to valley of rocks and water railway, also a good choice of places to eat and drink nearby, not to mention fantastic candle shop!. Hosts very flexible with our check in/out times which we were very grateful for. Highly recommended if you want a comfortable quiet break.

It is an old building updated a few years ago with good intentions but not well executed, so it is now tired and need of a serious update. Guests are welcomed, but there is just something missing to make it a memorable experience.

Very comfortable and welcoming
We arrived late and tired and were given a warm welcome by Susan and John. The double room was extremely comfortable and the setting is very peaceful - even though it is only a few minutes from the town centre (which meant we could grab a pasta and a glass of wine nearby - perfect!) The cooked breakfast was delicious. I would heartily recommend this guesthouse if you're visiting Lynton. And it was a perfect place to stop overnight on the way back from Cornwall to London. We hope to stay there again.

Restful Guest House - Ideal for a Break
We had a lovely peaceful time at this guest house, being treated as individuals, not just passing trade. Our individual likes and dislikes were catered for without fuss or bother and this made it a pleasure to be there.

Fantastic Guest House
Had a 3 night stay at the Denes guest house. Most definitely one of the best guest houses we have stayed in. Extremely clean,spacious and in an ideal location. The proprietors could not do enough to make our stay enjoyable. Would most definitely go back.

The owners of The Denes were very friendly and the room was cosy and clean. The price was good for the area and the guest house is in a good location. Really enjoyed breakfast, really good options including smoked salmon and a lovely cafetiere full of coffee!

Very welcoming hosts John & Susan very attentive to every need. Amazing breakfast and all tastes catered for. Room very well presented including chocolate on each pillow. Lovely B&B close to Valley of the Rocks
Good location for beautiful walks or drive through Valley of the Rocks. Just down the road from the funicular (cliff) railway that goes to Lynmouth. Very clean with welcoming hosts and nice touches such as home made cake on arrival. Breakfast was lovely, we had smoked haddock & poached egg which was cooked beautifully. Off street parking also available

We enjoyed two wonderful nights at this B & B. The owners were extremely helpful and made us feel very much at home. The facilities were excellent and everything you may wish for in a bathroom was there for your convenience. Also Sally baked small cakes which were included in our coffee tray in the evening.

The Denes is at a great location in Lynton, near beautiful Lynmouth, very near a stunning (but slightly scary) coastal walk, all in all great. The place itself was good, nice showers, good beds, and a very nice breakfast (smoked haddock was great!). Now, the greatest thing was how helpful the owners were! Great advice on walks we could do, and when we were about to leave and our car battery had gone flat, they got involved and helped us charge it again! All with smiles and ease. Very thankful!

Cosy stay
Lovely stay, I recommend this B&B. Friendly owners, they were very helpful with any information myself and my friend needed about local sights and activities, they were also very welcoming even though we arrived late at night. Delicious breakfast, they have everything you could ask for and more. Beautiful costal walks just 2 minutes walk away. Nice quiet area. I will definitely consider returning to The Denes in the future.

Great B+B, we stayed here over the weekend and loved every minute of it. One of the cleanest hotels we have been to, great hosts and spacious room. We already thinking of going back. The only issue I had was with breakfast - It wasn't great, but on the other hand my wife loved it so it depends on ones taste.
