Great 5 star hotel and property , excellent location and proximity to the Falls , friendly staff, good attention to detail, an overall brilliant experience.
Wonderful property, staff and grounds were wonderful and top notch. We had the absolute best time at the hotel. Would return to the same hotel if we find ourselves back at Victoria Falls. The gym was also great, and we the animals (impala, zebras, giraffes, and monkeys) were everywhere, so fun to have them so close!
You won’t find a more accommodating hotel than the Royal Livingstone Hotel. Gorgeous grounds! Animals on premises! The staff was so friendly, even leaving a cookie icing station for our son in our room. When it comes to an unforgettable stay, won’t regret this choice for a moment.
It’s a magical and unique experience. From the location, the animals on premise, the staff, the food, the amenities, the tours, everything is a 10/10!
Highly recommended
My wife and I stayed at this hotel in June 2025. This was an amazing hotel, from the staff to the grounds, to our rooms. We were celebrating my wife's birthday and they gave us a nice birthday cake when we arrived in our room. A shout out to Isaac at the restaurant and Morgan at the front desk. They were awesome! Also we had breakfast-what a great breakfast it was and such a nice setting to relax and eat. We saw zebras, monkeys and impalas on the property. Also when we were leaving they had people singing to you us as we were leaving-so memorable. We highly recommend this hotel-what a great place!!
The most unique hotel experience I've had. All staff could not have been more helpful. Restuarant excellent. Views of Zambezi river stunning. And, to top it off, waking up to zebras, monkeys, and impalas in your front yard. Simply amazing!
Really liked property. High tea beautifully done. You have choices on where to eat. Rooms are cool. The Avani property next door was originally where they mistakenly dropped us…. Not that great.
Beautiful grounds with Zebras and Giraffes wandering around. Very warm welcome from their welcoming staff and everyone was great. That being said, the lady who processed our check in was rather peculiar and annoying. We were tired after a long journey and she just seemed to be relentless and making us book restaurants at the hotel for every night of our stay and said how they get full service quickly. They don’t. Seemed to almost hold the room key hostage until we had made some bookings which we later cancelled.
Everything else about this hotel is perfect with exception of the WiFi being patchy and slow. Would definitely recommend.
We had the most incredible experience at the Royal Livingstone! A friend recommended the resort to us and we are so grateful they did! From the hand massage at check-in, to the butler service daily, every detail is impeccable. While the rooms are lovely, the grounds gorgeous, the food delicious, what really sets this resort apart are the people. The staff, from the maintenance and security officers to the hostess & wait staff, front desk, guest relations and even the singers that greet you when you come and go - everyone was AMAZING. We will recommend the Royal Livingstone to anyone we know traveling to Victoria Falls. A good lesson though, getting across the border frequently can be challenging, so if you're going to the Royal Livingstone, try flying into Livingstone Zambia instead of Victoria Falls airport in Zimbabwe. Definitely don't miss going to Zimbabwe though.
Perfect place on all counts. Wonderful staff. Amazing location near the Falls. Nice food. Beautiful facilities and service. Everyone made us feel welcome. Great animals walking about every day.
What a beautiful old world hotel. No detail was left out. Lovely greeting in the reception area and they came to you, not you going to the desk. Manager greeted each and every guest. Rooms are well appointed, spacious and very comfortable.
Within walking distance to the Falls. On the way home, on the path, I counter giraffes, monkeys, baboons and zebra !
Highly recommend
