Stinky room.
Your policy of only cleaning every other 3 days really stinks literally. Garbage and dirty towels piled up.

We apologize that we were not able to explain this to you in advance, and we apologize for any discomfort you may have experienced. If you need a change of towels or additional amenities, please contact our front desk staff or call center and we will be happy to deliver them to your room. I tried to arrive early to drop off luggage. Not only is that possible no one was at the front desk for me to ask. All self check-in including code access for entry. Even though website states front desk is open those hours. Aside from the non-existent staff stay was ok.

Location is good and convenient, close to Kyoto station. Do note that there is additional hotel tax to be paid during check in (paid 2400yen for 6 nights) and room service is done once every 3 days. There is a washing machine that comes with dryer on the first floor but the price was increased from 500yen to 800yen after a few days of our stay. Didn't get to see hotel staffs around except during our check in

Thank you for staying at M's Hotel this time. The guest must pay the Kyoto city tax. The Kyoto city tax per person, per night is not included in the price and must be paid at the property.In addition, the cost depends on your accommodation fee.The accommodation fee per person, per night is 020,000 JPY, the tax is 200 JPY. 20,000 JPY 49,999 JPY, the tax is 500 JPY. 50,000 JPY over, the tax is 1,000 JPY. (The amount of tax is per person, per night).According to the Kyoto Metropolitan Government, the Kyoto City Tax is used to cover the costs of involved in enhancing the attractions of Kyoto as an international cultural and tourist city, and in promoting tourism. Room cleaning is only once every 3 days.If you would like to exchange towels or collect garbage, please pick up the phone. We are looking forward to seeing you again.

An OK stay
Its a convenient buisness hotel close to the station. Luggage storage is avalable at the front entrance. Their self check in process is easy enough but you need to keep an eye out for their email. Instructions on checking in are in there. My room wasnt sealed properly. A high pitched whistling sound cpuldnbe heard from one of the windows due to differences in air pressure. Thankfully the windows opened, but since i visited in Fall, it was a cold compromise for peace and quiet. Otherwise, its a good, no frills hotel. Its meant to be a place to shower and sleep.

It's very new and super clean. My room was pretty big for just me. I like that you use a code to get into your room so you don't have to worry about forgetting your room card. Overall a great place to stay if you're visiting Kyoto.

Cheap and Excellent Location
Check-in was the only difficulty. Apparently you are supposed to receive a email with a password to let you into the building. I did not but, they have a phone for customer support outside so they were able to square me away rather quickly.
