Suggestions to help them increase their rates by 50%: 1) replace coffeemaker with Nespresso Virtuos (Nespresso provides the machines for free to hotels!), 2) put dimmers on the lights as it feels like a Wal-Mart with those garish lights, 3) use 2700K warm white bulbs, 4) re-paint with a washable flat sheen paint, 5) put $1000 4D massage chairs in the rooms (hey, back in 2006 a 42" TV was $3000, you can do it), 6) install 5 zone minisplit heat pumps for whisper quiet heating and cooling, costs about $900 per room but you'll save on utilities and increase guest satisfaction over those stinky and noisy window units.
Suggestions to reduce housekeeping times and costs: 1) full size wall mount shampoo, conditioner, body wash and lotion dispensers save so much time and money, 2) stop tucking in your sheets, guests hate that and it is back breaking! Instead use 3 T300 6mm micro stripe flat sheets between a gel blanket, collar the sheets, don't tuck them, 3) spray your rooms with odor neutralizer after cleaning.
Caution! For guests, don't walk too far west, we passed a house with a dog and the owner was holding it back.
