the room is dusty, and noisy as facing the main road and i had to keep window half opening to get fresh air. the room and stairs are also smelly. The good part of the house is not far from city center.

I enjoyed my stay at the property, which was close walking distance from the city centre. However, I am disappointed because I’ve tried to get in contact with the property multiple times through phone and email about an item that was accidentally left behind and I’ve yet to hear from them.

Perfect place for 3-day getaway.
We had an absolutely lovely 3 day stay. Duncan and his wife were helpful and caring hosts, providing tips about Edinburgh, great room service and amazing breakfast. My girlfriend is vegan and they prepared plenty to eat for breakfast for her.

I do not recommend it to anyone, very dirty, bed linen not ironed, not all rooms have bathrooms and toilets, the toilet is in the corridor as if only for a given room, but unfortunately in practice it does not work like that. all rooms need renovation and proper cleaning. The whole building needs renovation. I do not know who gave such high opinions, old carpets

Very central and on a bus route into the city. Bedrooms were clean and well oresented. Very goid value for money. Staff excelkent, very curtious and eager to please. Very informative on arrival and made sure a car doace was available gor our use. Lovely breakfast.

I only stayed here for a night, but I was very satisfied. The room was clean and the staff friendly. The breakfast was delicious and so many choices. The bed wasn't the most comfortable, but I still recommend this place.

A night to savour !!!
Hello yes I only stayed the one night just to go to the Edinburgh Tatoo which was great this is a good guest house to stay when you come not big but the young lady that greeted me was very nice smiled a lot and friendly the room was clean the shower room W/C spotless the only thing is if you like a cup of tea I would ask for more tea bags or take your own and some extra milk but I am sure they would be more than happy to give you some extra the guest house is in a good spot and not far from city centre my taxis was only £7.50 ave that's very good I think and the taxi firm I used city cabs you can prebook your pick ups on line and they were on time well with in ten mins of time and that was Saturday night and of course it was very busy but I would recommend both these if you come I cant say about breakfast because I had a train to catch but I can tell you its a cooked English and the kitchen is clean so would not be a problem I think So in conclusion when you come enjoy yourselves in a smashing part of the UK and Scotland is a great country anyway and the folks are warm friendly (that's when you get to understand them LoL) helpful and want you to enjoy there culture so dont forget to try the Haggis and have a great time

Hotel staff very helpful and friendly. Lovely breakfast. Comfy beds. We thought we had an en suite bathroom but it was called a private bathroom which is apparently different. It was across the passageway which meant having to make sure we didn’t lock ourselves out when going to the loo during the night and passing other rooms. Down side is our room was at the front of the hotel on a very very busy and noisy road. There must be a hospital nearby as Ambulance sirens going all the time. Will probably not stay here again because of the noisy road.

This B+B was spotlessly clean, very comfortable, the lady owner was very friendly, the breakfast was abundant, varies and very nicely cooked, the room was lovely and warm. Excellent, would recommend and would return.

No Private Facilities
I booked this guest house as it said Twin room, PRIVATE facilities, which with every site I've ever used has meant en-suite bathroom, in this guest house it means you get 'private' use of a bathroom which happens to be down at the end of the corridor, past two other bedrooms. This is not what I believe is 'Private facilities'. After I refused to stay, the lady told me that a it was Friday maybe I should lower my standards!!!!!!!, Sorry but this was not what was booked and I wasn't prepared to accept it. I called Hotels.com and they checked with the guest house who said they intended to take my money for this stay. This has totally angered me that they would misrepresent their rooms then still take my money. Please do not book here unless you're happy to wander the corridors when you go to the bathroom.

Great guest house

Affordable accommodation with free parking. Many pubs around for a drink. Spacious room and ok breakfast. Toilet kept running. Apparently they knew, but they hadn’t bothered to fix it. Found three long hairs in both the room and the bathroom.

Guesthouse is op de doorgaande weg naar het centrum wat met de bus makkelijk te doen is. Niet veel parkeergelegenheid. Kamer was ruim en ondanks verkeer redelijk rustig. Eigenaars zijn bijzonder vriendelijk. Wel verdient het schilder- en schoonmaakwerk binnen wat aandacht en een (overigens erg lieve) hond in de keuken waar het ontbijt gemaakt wordt, kan echt niet.

Vi hade förväntat oss bättre standard.
Vi läste att det här Guest House hade fått bra betyg och rating så vi såg det som ett bra alternativ i Edinburgh. Men då vi aldrig bott på Guest House innan så misstänker vi starkt att det är väldigt bra i förhållande till andra Guest House... Nedgången byggnad och rum, dammlager på bordet, spindelväv mellan fönstren, svartmögel i badrummet. Allmänt sunkigt o nedgången men fungerade ändå att bo där en natt, vi hade dock förväntat oss betydligt bättre. Smal dubbelsäng, lakan etc var fräscha. Frukost ingick, inte mycket att hurra för men värdinnan försökte i alla fall. Parkering finns för 4 bilar men kräver att du är skicklig på att backa in på trånga utrymmen och att du inte behöver bilen förrän de som kom senare lämnar...
