It depends which room you get.
We cycled through three rooms; only the last one was decent. The bright spot was the housekeeping staff, who worked hard to help us.
The first room they gave us was uninhabitable. It wasn't made up, it was musty, there was floor-drying equipment in the entryway, and some fixtures were dismantled. We got a different room right away. (The night front desk person isn't a super friendly person, btw.)
The 2nd room, which we stayed in for one night, was bad. The A/C didn't work (so we were too hot), we found and killed a cockroach, it was noisy, the tile on the bathroom floor was cracked and loose, the carpet was stained, and there were no extra chairs. It didn't have the sofabed we reserved.
The 3rd room, which we stayed in for two nights, was good. If this had been the room we got in the first place, I would've said this was a fine hotel. We got this room because we asked for some chairs for the 2nd room, and after describing our problems, the housekeeper immediately said we should move.
The day manager was polite enough, but one ding against him is that he said the new room would be ready in 20m, so we hung around; but it took an hour to get ready. We'd have done it differently if we'd known.
Last ding: The breakfast is supposed to go until 9:00, but they run out of food by 8:30 and pack up then, instead of putting out more food.
So, they tried to make it right and 2 of 3 nights were good. -2 stars for that first night and missing breakfast.
