Do not book here. The owner of this B&B is rude, racist, and violated Expedia’s terms and conditions. Worst experience of my life. The staff are very unhelpful and aggressive. The photos do not reflect the actual state of the room; the photos are very deceitful. Save yourself the headache and book anywhere else. Florence is a beautiful city, it would be a shame to waste your time and money here.

Great location. Good price. Nice unit. Helpful manager. One thing that was confusing was the check in time stated on listing. Listing stated check in was 6:30 to 7:30 am only, which seemed really odd. The actual check in time period was actually in afternoon.

The location is GREAT right in the middle of Firenze! The staff is less than interested in the details of paperwork. The room was nothing like the one in the photo I saw when I book the place. There English skills are not as good as I encountered in my other accommodations on this trip. I was charged twice and am now in the middle of trying to get a refund. The owner is less than enthusiastic in getting the refund to me. All this said, the location for the price is what makes the place worth the money.

Overall OK, but no more than OK. Alittle nousy due to close proximity of rooms. Host was very nice but had to ring bell from sidewalk for about 10 minutes before anyone showed up.

They got a number of apartments so the one you get may not be the same as the ones I'm reviewing. We got 2 apartments and they're about 5 minutes apart. Both are in excellent locations, within several minutes walk from Duomo (and almost everything else). You can't beat the locations. Our bigger unit got a full kitchen; there's an express Carrefour right around the corner so we cooked everyday. The bigger unit is very spacious; the other one is a bit small. A cleaning lady comes everyday so the rooms are always clean. The gentleman who manages these apartments is quite cold (that's probably why quite a few people didn't give him good reviews) and he's very strict with the 7pm deadline for check-in (we saw people getting there at 8pm, couldn't check-in & had to leave). But he is very professional. He was very prompt in response to our requests/needs; he was meticulous in explaining our final bills with all the mandatory taxes by city; quite an honest man. Seriously, I'm not in Florence looking for a best buddy. I'd totally prefer dealing with an efficient, honest, if a bit cold manager like this gentleman. Next time in Florence we'd definitely stay here again!

Nice hotel next to a lot of sites
My main complaint about this hotel is figuring out how to get in and actually checking in. It shares a building with other companies and/or apartments. When I finally found it and tried to buzz in, there was no response. Someone was leaving so I let myself in. When I carried my suitcase to the 3rd floor, there was no open door for the hotel area. It took trying to make some phone calls and talking to others coming and going to finally get to the right door and making contact with the owner. When you've been traveling and you're exhausted, this is extremely frustrating. There was also no one available at check-out, so I had to leave the keys in an open and empty room. Having said that, the room itself is comfortable. The A/C is nice. The toilet is external, which is a little different, but not the end of the world. It's a tight fit and a little cramped. However the location is quite nice, as you are next to or near some main attractions. There are many restaurants nearby as well.

I would highly recommend renting bikes at this hotel. The price is great and the Hotel is in a perfect location to ride to both sides of the island! The staff is super friendly and we truly enjoyed staying here.

Great place in Heart of Florence Old Town w LIFT
Very glad we found this place not just we got upgraded to apartment by surprise! The best of the best is they have lift! Very hard to find any guest house with lift inside Florence old town! The place is clean, bed is comfortable! The place is run by a guy who seems around 60s, he provides good services as long as you don't make too many requests out of his normal routine! We like this place and highly recommended to other guests and will stay again if we return Florence again in future!

The AMAZING Sani Tourist House
This, by far was the best place we stayed in Italy. The staff are some of the most friendly and helpful people we encountered in Europe. This hotel is perfectly located in the city area, which makes it a very short walk to any of the sights you are wanting to see.

Extend your stay at Sani
My first two nights I was in the Sani House. The next night I was in a location around the corner and it was an apartment that was 2 levels. I would recommend booking the apartment. It has a kitchen and the bathroom is huge! The maid is so very sweet and incredibly helpful. She didn't speak any English and my Italian is not the best but we managed. She even helped "move me in" to the apartment, it was so kind. Important to note, check in ends at 8pm. When you're outside the building, there are 2 buzzers for Sani, hit the one on the far right!

Fantastic location right in the centre but on a very quiet street, room quite compact, shower and toilet were tiny, but for a place to crash after a long of day sightseeing , for the price it's ok. Breakfast in nearby patisserie very nice.

You get what you pay for...
Place was clean, but very old with a very uncomfortable double bed and a set of bunk beds in a 3rd floor walkup! Window looked out onto an inner courtyard which was the back of a restaurant, therefore late night and early morning clanging of pots and pans and kitchen smells. 2 nights was enough, but very close to city centre which is what we wanted. Taxis apparently do not go to individual small hotels/B&Bs so had to walk to City Square taxi stand.

Excellent location and host
Great accommodation for two friends travelling on budget. The host was friendly, helpful and he has been welcoming visitors to Florence for a long time. He is a wealth of knowledge.The location is fabulous within walking distance of all the main Piazzas. We were in the apartment not the main house. The room was clean and comfortable and inviting for a guest house. It is not a full service hotel, nor were we expecting that.This is an older guest house filled with character and an owner who truly cares about his guests enjoying their stay.Overall a positive experience and great value for the money.

All is Well That Ends Well
Because of a delay of two hours to our EasyJet flight from Luton, we were going to miss the 7,30 PM cut-off for check-in,and were facing the prospect of waiting tired and burdened with our luggage until 10 PM for the owner to return from dinner. However, he was delayed from leaving because he had to check in a large group from Russia, and once we met him the owner could not be more affable and gave us a couple of useful tips as to gelaterias and restaurants. Both of our rooms had dedicated shower rooms which were tiny (one en suite, one just outside) but serviceable. I recommend you bring your own toiletries (as we had), but the small soap bars and shower gel sachets were just about adequate. The accommodation was well-worn, with bits coming apart and the air conditioning in our room dripping, but the owner clearly attached importance to cleanliness, got us a fan and tried to get in an engineer to fix the AC (which did not happen during our stay). The breakfast vouchers introduced us to a charming cafe nearby, and the guest house could not be better located. Next time (there will be a next time, we hope) we will take an early flight and stay again at the guest house.

Good inexpensive lodging in city center
I am a grad student so I am on a budget, but I don't really do the hostel thing. I don't need too many frills, I just need a nice, clean, quiet, private place to sleep and shower when I am traveling. This place fit the bill perfectly. I had a small but clean and comfortable room with a shower in it and a private bathroom across the hall. Despite being on a tiny side street that wasn't even labeled on the map, the street gets very busy during the day with tourists coming through, but at night it was very quiet. The other guests were respectful too, no one coming in slamming doors late at night. I would definitely stay here again if I return to Florence. I only wish I could find a guest house like this in every city I visit!

The check-in was slow. There is a small elevator to get up to the office (on the third story). The hotel representative tried to charge us for a prepaid room. After he took us to the apartment, he informed us that the apartment had not been cleaned after the previous occupant yet. He tried to offer the fold-out couch instead of the used beds upstairs. He kept saying how it was just one college tidy student. But when we insisted we would use the beds, they did clean the apartment. The bar across the street was noisy until the early morning. And within the hour the street cleaners were out. The kitchen was tiny and cramped. It is not adequate to make a real meal. It would be more common in a camping trailer. There is an elevator in the building but the Sani Tourist does not have privileges to use it. It was extremely dark walking up the stairs. There are automatic lights that come on but it takes a while. However, the location is great between the Accademia and the Uffizi.

I was travelling by myself and needed somewhere comfortable for a few days, close to the station and tourist destinations. Florence can be a little difficult to navigate but just Google map the hotel before you arrive and the directions are perfect. The room was very comfy for a single traveller. I was aware of the external toilet prior to arriving and fine with that. Breakfast was at a cute cafe just around the corner. Just make sure you tell them what time you are arriving beforehand and make payment on the evening prior to checking out. All and all I enjoyed my stay here.

When we arrived, we were told that there had been a double booking. The owner offered us one of their apartments instead. It was fantastic. Very large, fantastic location, just around the corner from the Sani, a couple of blocks from the Duomo, great!

So convenient!
We stayed for 4 nights. Not really a hotel - we got a room with keys, so that we could come and go whenever we liked. It's on the top floor of a block right in the centre of the city. Easy walking distance to everywhere. The room had a TV, fridge & safe. We were supplied with a fan (it was VERY hot) but we could have paid extra for air conditioning. It's very noisy at night - the street sweeping machines seem to go past every half-hour. In spite of the noise, we slept well. Needless to say, the streets are spotlessly clean! Continental style breakfast was at a cafe nearby. The staff were very pleasant, and the price very reasonable. If we visit Florence again, we would definitely stay there again.

A little hard to find but worth it.
We found Sani Tourist here on Hotels.com and decided to reserve a room for myself and my 18 year old son as we completed a two week tour of Europe. It was a little hard to find at first - in a tiny little piazza almost all to itself, but once you figure it out it's very convenient. Just about three blocks east of Piazza della Replublica just off of Via Dante Alighieri and right next Dante's house and church - also about 5 blocks from Ponte Vecchio. Being in it's own piazza it is very quite. It is located on the fourth floor and the elevator is tiny but worked fine. Walking down the steps was easy. The front desk attendant, Raymono, was very helpful and diligent - his English was good - he seemed to care a great deal about the property and our level of comfort. He was also very helpful with directions and information. Free wifi is available which was important to us. He needed to supply us with an electrical adapter that was a little different than others we used in Italy (slightly smaller prongs). The room was very clean and decor traditional. Bathroom was very nice. Breakfast is provided at a nearby cafe, but not available on Sunday. Also, air conditioning costs an extra 5 Euros per day. Overall, for the money, a great deal and comfortable place to stay.

Very central to the best of Florence
The Sani Guest House is a small hotel (5 rooms?) midway between two of the main attractions of Florence, the Duomo (cathedral) and the Ufizzi Gallery. It is within easy walking distance of other attractions, shopping, restaurants, etc. The manager is helpful and friendly, and e room was clean and well maintained. Some things to be aware of... The hotel is on the third floor - there is a small elevator. It is on a tiny piazza that doesn't actually appear on the Tourist Information maps. Instead, aim for the Casa Dante Museum.... It's a few yards away. And make sure to ask the manager for the air conditioner remote control! If you leave the windows open, you will hear a lot of street noise, and mosquitoes will come in during the night. None of these were major concerns. Though not fancy, the Sani Guest House was a reasonably priced, comfortable and friendly place where we were happy to stay.

GREAT PLACE - INCREDIBLE LOCATION
If you're going to Florence to see the sites, this place is for you. EVERYTHING is within walking distance. Five minutes walk to the Duomo or five minutes in the other direction to the Palazzo Vecchio/Uffizi. I think I walked about ten minutes to see Michaelangelo's David. Let's get this out of the way. The room is a little small but if that is a concern to you then you're not properly appreciating the city. I kept the window open at night. The streets below can be a little noisy on the weekends but not to the point that I couldn't sleep through it. The bed is amazingly comfortable. If I could bring it home in my luggage, I would have stolen it. The room was always clean. There was a shower in my room and a private toilet (to which I had the sole key) down the hall. I think the rooms with higher occupancy must have all had full bathrooms. It can also be a little hard to find the place at night. Mr. Sani will give you a map upon checkin and he'll circle your location. Keep this with you! Florence was one of the most magical places I have ever seen. I don't think it could have been this fantastic if I had stayed anywhere else.

Не отель, дом отдыха, т.е. есть часы работы. Но если договоритесь, то ключ от комнаты оставят в договорном месте поблизости. Мебель старая, сырость, прохладно в номере, шумоизоляции никакой, слышен храп из соседних номеров (либо такой нам сосед достался))).
