Great location across the street from St. Giles church. Walking distance to all major attractions in Old Town Edinburgh. Apartment was spacious for our family of five. The host was very helpful and very communicative. I highly recommend staying at these apartments.

Disappointing and ruined our stay in Edinburgh.
Not a modern apartment in any sense of the word, decor looks dated from circa 2005 as well as the technology and was told it had been student accommodation recently. Had to chase check-in info and then wait for keys to be cut as landlord was still getting the place ready, Apartment was old, tired and worn, lightbulbs were missing, light fixing in bathroom just hanging out by wires, floor tiles loose and cracked, no hand soap in any of the dispensers, no tea/coffee or washing up liquid, not even any toilet paper, bathroom sink was blocked, no internet as advertised, a 5G dongle was promised to be delivered the first night and only delivered a day later after being chased. Heating stopped working on the first morning as boiler lost pressure and landlord had to come over again as apartment was freezing. Heating or hot water wasn't right during our stay. Window blinds missing string to close them. Standard terrestrial TV that had to be retuned for 15 mins every time it was turned on. No extra blankets just one thin duvet in a cold apartment. Apartment maintenance has just been neglected and it felt cheap and as little as possible has been spent on it. Location and view from window was great but little else. Would not stay there again.

Hi Jason, Sorry for the inconvenience. All the issues you mentioned have been addressed and as we explained when you arrived you were our first guest. Apartments were given to students over the covid period as there was no travel bookings and now have all been updated with new blinds, rugs, toiletries etc. We are happy for you to visit again at a discounted price so you can enjoy the updated facility. Could be great!
Lovely kitchen/lounge area but furniture very tired. Sitting furniture very impractical and uncomfortable. Shower quality not commensurate with “penthouse”. Could be a fabulous apartment with better quality furnishings.

Great apartment and a stone's throw from Edinburgh castle. The unit is very well equipped. Appreciated the detailed instructions left to utilise the units TV, stereo etc. This unit is high on our list for a return visit.

Not a hotel. But fine in other respects.
Not sure why this is considered a hotel. It was nice, but it is not a hotel, more like an airbnb or something. No check-in desk, no daily cleaning service, no luggage storage. The close (alley) was dirty and the main door to the apartment building is across from a trash container that had broken glass all around it. But the apartment itself was clean, spacious, has a great location. I also think it is a bit overpriced. If it were on another website that is not for hotels, the price would probably have been less.

Absolutely 5*. location, apartment, service 5*
Absolutely superb. Starting with the location, it is slap bang in the middle of the Royal Mile. Unbelievable. But whats great is its in a close so you have the peace and quiet when you are in your luxurious apartment - a huge open plan kitchen and lounge with wonderful views of the city. The apartment has two rooms, one with a double bed and en suite bathroom and another bedroom with a double bed and a single bed. This room also has a walk in wardrobe. Additionally there is another bathroom so there are 2 bathrooms in total in the apartment. So clean too. Towels etc are provided as is cutlery in the kitchen. Microwave, dishwasher, fridge, freezer, electric cooker, you name it its all there. A large flat screen TV in the lounge with comfy sofas and a DVD and blu ray player, sky TV and most importantly of all a Playstation 3 which was crucial for our reunion of university friends. In the build up and while we were there, Sean was fantastic in giving us information and communicating with us. Honestly I was so surprised with how great this apartment. It was a joy coming back to it every day. And the location could not get better. Walk down the steps and you come to where the bus from the airport will drop you. Buy the £7.50 return from the Airlink bus stand at the airport and catch the 100 bus each way. Easy as pie. I will be back, great stay.

Amazing location
Could not imagine a better location for seeing all the popular attractions, minutes by foot from Castle, Holyrood Palace, St Giles Cathedral, Museums and Galleries, restaurants and bars by the dozen within 5 minutes walk.....super fun and exciting vibe right out the front door. The location is a little intimidating when you first arrive and climb the stairs towards the apartment, you may initially think that you made a mistake renting this place, but once you step inside and then discover how great a location you are in you will be sure to have a great time.....would 100% recommend......I regularly stay in ultra high end 5 star hotels throughout the world, in not saying this is the same as a Four Seasons or Ritz etc. but it's a really great place to stay in Edinburgh, keep in mind this is a very old building in a very old city....rooms are small compared to newer building in other parts of the world, but everything in this place is perfect for what you need in Edinburgh....

You need to be fit to stay here.
We stayed in an 'apartment' rather than a hotel . The apartment was clean and the facilities/accommodation reasonable. The main disadvantage and reason for the low rating was that apartment was on the fifth floor of an apartment block (see below) and subject to high volumes of external noise - there was no secondary glazing. The information provided both by Expedia and on the company's own website did not make it clear that the apartment was on the fifth floor requiring some 80 steps to reach it. Since we are both in our late 60s. this was most unfortunate. I suggested to a member of the company's staff that they amend their website and she agreed to consider this. We were subsequently (two days later) given another apartment nearby, which was on the second floor with only 40 steps to climb - a slight improvement. Secondary glazing in the living area but not in the bedroom that was adjacent to a bar!

Buyer beware in Edinburgh- especially at busy time
This apartment was advertised as a "luxury" apartment. Whilst I appreciate it was in an old building that had been refurbished, the number of things that didn't work outnumbered the things that did. These include: 1. hot water that was rarely hot 2. a dishwasher that didn't actually wash the dishes- in fact they were dirtier after they had been through a cycle 3. a washing machine/dryer combo that didn't work 4. a bed in the main bedroom that was broken and that was so low to the ground a hoist was required to get in and out

Nice appartment but the fridge didn't work when we arrived, but the guy from office worked hard and fixed the situation. The furniture was a mix of nice comfortable and old worn-out... If you don't want drunk & loud youngster laughing and screaming outside your window at night this isn't something for you (4 Cowgatehead). But if you don't mind and can go to sleep again, this is a nice,clean place with a nice kitchenette in a very nice neighbourhood and you don't have to walk far to get to town centre, busses, trains or restaurants. I mean for the price you pay this is good enough for five days stay! I won't mind going back - both to the appartment and the town!

The apartment sleeps three and whilst it is cosy, its comfortable enough. Apartment was clean, and perfectly functional. However, the apartment block sides onto an alleyway and the noise is ridiculous. We managed to get very little sleep in three nights whilst we were there as we had to keep the windows open to sleep (as it was so hot). The apartment is very convenient to the main attractions but i would definitley not go back there again because of the noise. However, I would consider an Advocates apartment elsewhere.

The apartment itself was nice and we were comfortable there. But, finding it was a nightmare. We stood at the pay phone on High Street for nearly two hours trying to reach a human being on the phone. We found out later that an email had been sent giving instruction on how to get there two days prior to our reservation date. The bad thing about that is we were already on our vacation and had no email service. Other than that, it was a nice place.

Edinburugh Hotel
This hotel is impossible to find - it took a local [very friendly] taxi driver ~45 minutes to locate it, and then we had to park and walk to get to it. There was no-one at the location for us to check-in in the evening (they "texted" a lock box elsewhere in the city to pick up the key after 3:00pm). Very difficult, very un-friendly. I would avoid this group and book with any [other]reputable hotel in the future.

Es muchos más sencillo de lo que se indica no hay que avisarles por teléfono antes, con un SMS es suficiente y ellos un día antes contactan con el cliente también por SMS y antes de llegar te envían las instrucciones había 2 secadores de pelo no es bajo petición y nos encontramos con café y té, está situado a 5 minutos del castillo y en pleno centro de la ciudad

Al salir del apartamento te encuentras en la calle peatonal y cerrada por el festival, accedes a cualquier parte desde este punto. Sin duda volvería a hospedarme.

4 grabbar nöjda med en 4 dgr vistelse.
Läget är alldeles utmärkt om man vill upptäcka staden, besöka pubar o restauranger mm. Tar man buss Airlink 100 från flygplatsen är det bara ca 3 min gångväg. När du stängt grinden till gården är det bara 10 m så är du mitt på huvudgatan The Royal Mile. Lägenheten bra tekniskt utrustad med stor tv, en fin stereo, surround ljud, högtalarsystem för Iphone. Värmen går enkelt att justera. I köksväg finns allt, sängarna hyfsat bra. Värden Sean är mycket snabb och lätt att få kontakt med, bra tips på restauranger som vi följde några av, och dem var bra.

Great location on the Royal Mile
Great location on the high street. Small wc/shower- but ok, very large livingroom/kitchen and great large sofa. 2 bedrooms with double beds. Only drawback, was no call was provided regarding pickup- however, their office i just around the corner, and friendly staff provided keys, and info shorty after :)

Leiligheten lå veldig sentralt, men å kalle dette en luksusleilighet synes jeg overhode ikke stemte. Dusjen var skikkelig møkkete og leiligheten var helt grei, men absolutt ikke luksuriøs.

Nice apartments in Edinburgh - Royal Mile
We lived at the Mercat Apartment and it was great! A cozy and modern apartment with all the necessities you need! It was located of the Royal Mile, and very close to pubs, restaurants and Edinburgh Castle. I had to e-mail them to ask about where we get the keys from, and if sheets and towels were included, and they didn't answer right away, but Hotels.com helpt me to get the answers. Before arrival in Edinburgh we got all the directions for collection of the keys. I'm sure ypu will get at great stay with the Advocates Apartments .

Die schluesseluebergabe gleicht einer Schnitzeljagd per e-Mail. Das Apartment liegt in einem Wohnhaus, in dem es bei der Ankunft ausgesprochen schmutzig war. Die Wohnung war in Ordnung und hat den Vorteil der zentralen Lage. Aber auch hier war nicht ordentlich geputzt ( Bsp. Auf allen spiegeln Schmier - und Handabdruecke), kein ordentliches Schloss an der wohnungstuer, so dass man nicht die Wertsachen in der Wohnung lassen konnte. Durch die Anonymitaet der schluesseluebergabe, gab es keine moeglichkeit zu reklamieren. Es war alles einfach etwas schäbig und auf keinen Fall 3 oder 4 Sterne wert. Vorteil: zentrale Lage Nachteil: am Apartment gehen die naechtlichen Geister-Stadtfuehrungen vorbei, damit sehr laut! ich Buche regelmaessig ueberlege das Internet Hotelzimmer und zum erstmal ist Internetbeschreibung und tatsächlicher Zustand frappierend voneinander abgewichen.
