This is an apartment in a 500 year old building. On the canal, large space with extra TV room. Nicely furnished small bathroom but nice. Very nice staff, and we were on the 4th top floor and there are no elevators. 54 stairs. Excellent buffet breakfast for 15 euros. Good Italian Venice experience.

Amazing people and so very nice. A great atmosphere and location. The rooms need a bit of TLC and updating, although the bathrooms are new. There were a lot of stairs to our room with a magnificent view, which wasn't their fault.
If you want to be a little away from the crowds, want large rooms, quiet, and superb staff, then come here. Oh, and excellent breakfast. Reception and dining room is shared with neighbouring pensione: this works perfectly—we got a stay in a private area with all the services of a hotel. Will return for sure. Lovely also out of season in misty October with distant fog horns on the Giudecca canal.
This hotel is a great choice if you want to be in walking distance of most attractions but not caught up in the busiest tourist spots. We loved watching life go by on the Giudecca canal but it is a busy waterway. The area behind the hotel is quiet and has interesting squares, shops and eateries.
Historic house well converted with Garden and glimpses of the Guidecca canal . We had a spacious suite ( short of shelves) with selection of books and were pleased to dine in the adjoining Hotel Calcina indoor and canal restaurants .
We booked this hotel at relatively short notice and paid 275 euros a night (breakfast not included). To access La Residenza 818 you actually need to go to La Calcina to check in, unfortunately we were using google maps and got directed to the back of the property. On checking in we were given a piece of paper with a list of rules for guests (this included forbidding guests to consume any kind of food in the rooms, garden or lounge). This wasn't a great first impression and made us feel like we were checking into a student hostel. The room itself was pretty and immaculately clean, there is a mini bar but it has no alcohol. We were in number 2 which has a view of the garden/entrance. The room was accessed by a key with a large fob and staff encourage guests to leave the key at the front desk when going out. Please note that for people who like to stay out at night you do have to be let back into La Residenza 818 as the door gets locked at night (not sure what time) but we discovered this on our first night. Staff on the whole were friendly although we got the impression that we were annoying the late night porter when returning back to the property after midnight. Neither myself nor my partner slept particularly well as there appeared to be work (loud banging) early in the morning (before 8am) and it was not clear where this was taking place, so it might be best to bring ear plugs! We chose not to eat or drink at the hotel, as we just didn't feel particularly welcome.
Stayed for 3 nights in May and felt really lucky to have found this affordable little hideaway. Close enough to everything to make it a great option for tourists but off the beaten track enough that you are not right in the San Marco scrum. Beware though, it is very well hidden. I had emailed the day before I arrived to confirm my arrival time and received a response but no instruction about how to locate the place which meant we ended up at the back door. There is no signage from the street. Clearly a lot of thought has gone into the immaculately designed rooms - maybe too much. I could have lived with the private bathroom outside the room but the door keys - big old fashioned keys required for both bedroom and bathroom - were so loud nobody on the floor could make a trip to their bathroom without everyone else knowing about it. In the great scheme of things not a deal breaker but definitely a case of style over sense. Overall the staff were friendly and helpful and the location was perfect so I would stay again but I would bring ear plugs!
Lovely old Venice feel. Room was dated but comfortable. Bathroom was down the hall, a little inconvenient, but not a problem. The bathroom was tired, the shower did the job, but it took a little bit to get the water running warm. There was a lovely sitting room where you could sit with your wine and listen to the music the hotel played. The hotel is close to the Accedemia bridge and you can walk to just about everything from the location. The breakfast at the restaurant in front of the hotel was a great way to start the day. Location of the hotel was easy to find as its right off a water taxi stop (Zaterre)-might not have that spelled exactly right.

We stayed here for three nights in mid July. This is more like a b&b as it is only a few rooms and very very quiet in a residential building. The room was decent and clean. There was a private bathroom but down the hall which was pretty inconvenient. The worst part was that there was NO AC and it was 100 degrees outside. No relief from the heat as there is one small fan in the room. The location was great however and made it easy to walk to all the major sites.
Close to public transport, Guggenheim but also in a quieter part of the city. Would stay again.

Près de la station de ferries, supermarché et quelques restaurants proches... A 20 min à pied de Piazza St Marcos.

The hotel overall was ok. It was very hot and only one fan was given to us. The bathrooms are very small but it was cleaned daily.
Only flip side was bathroom was private but outside, but that's fine since no many rooms in a floor. So rare to bump into someone.
Also they prepared an amazing cake for me (paid extra) to celebrate my anniversary..
Very close to Zattere stop and very quiet compared to usual venice tourist rush and narrow roads..
We stayed I'm room 1 and thought it was great. Only 1 other room on the floor so we pretty much had the run of the huge parlour and sitting rooms. The bathroom was not in the hotel room but it was just around the corner.
We did take the wrong waterbus to get to the hotel, a finder to take the number 2 and get off at zattere station

La Residenza est une ancienne residence de religieuses rachetee par les nouveaux proprietaires de La Calcina, le celebre hotel voisin sur les Zatterre. La maison est classique et charmante mais n'a jamais ete concue pour etre un hotel. Les salles de bains sont vieillotes et tres petites, separees des chambres dans un couloir, tout cela merite une serieuse renovation, voire de grands travaux, la maison etant en mauvais etat mais son management par La Calcina voisine est commode pour les repas et la reception.
Hotel charmant avec une petite cour verdoyante.
Chambre tres jolie, quartier calme et en bord de mer.
Personnel tres souriant.
Nous n'avons pas gouté le petit dejeuné mais le restaurant avait l'air divin.
