"In need of a face lift! Dated and tired, but clean and presentable. It just felt it had seen better times and desperately needed some love and some cash. Car park is scruffy, and unmaintained. Food is acceptable and the coffee is ok. WiFi not the best, but the bed was comfy."

"The property had everything we needed for our break. Warm and comfortable and the hot tub was perfect! Great location for visiting Suffolk, we visited Southwold, Aldeburgh and the town of Halesworth which has plenty of cafes and pubs. Would definitely recommend."

It is in a very rural position but only a short drive from Beccles and Bungay- we loved the foodie shops in Bungay and the on-site farm shop.
