Hotel staff is really nice and respectful! Facilities were clean and rooms were big enough for a nice stay. The hotel is located in front of a small plaza were they perform live music (Kabukicho Street Live+), very nice to watch!

While the rooms are spacious and the in room sauna option is lovely, it felt a bit seedy. I’m aware this is a love hotel but I’ve stayed at other love hotels which were far more accommodating and comfortable.
Tha staff however were very patient and kind. Additionally it’s in a busy area close to all the shinjuku hot spots…. Be aware that the area around the property is quite dirty and unkempt
