Everything was perfect

Beautiful hotel, with very friendly and helpful staff. We had breakfast in the courtyard which was fabulous.

Well this was really an amazing place to stay!!! The staff were so lovely and could not be helpfull enough, everything they did was with a huge smile and they were really so warm. The appartment was stunning, very large and above all really comfortable and clean, everything was emaculate. The location was perfect for everything and a brilliant place to stay for a visit to Umbria, and is brilliant value for money. I really would recommend staying here. In fact I will be rebooking for my next...

Beautiful historical building in location with fabulous views. Unfortunately the restaurant and bar were not open. There was a poolside snack bar where the staff were very friendly and welcoming. However sitting in this beautiful place drinking wine out of a plastic cup doesn’t suit the atmosphere.

Easy Check in. We opted to park at hotel for a reasonable €15, as we arrived later than expected, but could have found street parking nearby. Staff helped us to find our way to the Percorso Meccanizato which is a great asset to the city, so we could easily access all the sights. Our room was spacious and very elegant and the breakfast was OUTSTANDING! Such choice, beautifully presented and served with warmth and civility.

Loved staying here. I was on the top floor with a fabulous view from the balcony. The staff are incredibly friendly and helpful. My room was spacious and sparkling clean. I definitely would love to return to this hotel. It’s in a great spot. I walked from the station most days. Takes around 20 mins. There is a bus that goes up to the high town. I wouldn’t recommend walking it with luggage. It’s quite a hike uphill.

As above. Car parking just adequate but very important given the limitations close to the old city. Access could not be better for both arrival and departure and ideal for those in transit in either direction, for example to Rome airports. The presence of tour party travel may compromise some elements for individuals or couples, but the layout is spacious and well designed enough to minimise that.

Our experience at this beautiful hotel was exceptional. We stayed in the Presidential Suite, and it was absolutely perfect – from the luxurious Jacuzzi to the spacious, well-appointed shower. Every detail exceeded our expectations. Breakfast was delicious with a wide variety of options, and the entire property is truly special, nestled in the charming heart of San Gemini. We had a wonderful time and can’t wait to return!

Lovely hotel, conveniently located near the train station. Nice breakfast in the morning and great air-con in the room (throughly needed with temperatures nearing 40 during the days). Very happy with my stay here.

We were greeted with a warm welcome from Annamaria. The whole complex was spotlessly clean. The bed was very comfortable and copious amounts of hot water in the shower. Breakfast was good and the scenery stunning. It is a 15-minute walk downhill to Spoleto (and a 15-minute walk UPhill to return!!). This was not a problem for us as we enjoy walking. The city of Spoleto is truly amazing, and the travellators and lifts helped to negate the steep roads within the town.
