Very average.
Very average. Tiny rooms, about 24sqm. Ants everywhere, conditioner worked in 1 mode only regardless remote control. Hotel is in the middle of nowhere, you will need to rent scooter or pay $6 return for tuk-tuk to get to Kep bus station area.
Staff is good and friendly, but there is not much they could do.

Family purpose for Khmer
It seemed that I was first guest from Hotels.com. Therefore, there were many confusion for the booking & room. There is only limited space for parking. It is also bit far from Seashore and town. In order to survive in this hotel, Khmer conversiation skill is very necessary.
