"Lovely hotel, very friendly staff everywhere, spacious, very clean bedroom and bathroom, very comfortable bed. Good selection of food at breakfast. Bar area nice but drinks expensive. Nice path behind hotel for walking into Peebles."

"Possibly the worst place I’ve ever stayed. I didn’t receive the check in instructions, so on arriving had to spend around an hour trying to figure things out. There are no staff at the property and the phone number on their website is incorrect. Room had no bin, no mirror or tea & coffee facilities. ..."

"The property was unfortunately not as advertised and the photos felt very misleading. While the bedding, kitchen and bathroom were clean, overall the place felt quite tired and in need of an upgrade. The walls, carpets and couches all needed a proper clean and there were no base covers on the bed. ..."
