Beautiful property and beautiful and clean room. The king size bed was comfortable as was the queen pull out sofa bed! Communication was via text and email. The only thing I would desire would be to have blackout curtains. Otherwise perfect!

Good location with a short walk to lots of shopping , food and architecture. Modern clean room with functional kitchen . Bathroom has radiant heat flooring. If I had to pick at any minor issues it would be the noise as a result of facing the highways (I liked it but others in my family didnt) and some minor trash around the parking lot area. Overall very satisfied for the price.

Perfect location, a little cold
The check in process was smooth, the property was in a great location, and the room was well furnished and comfortable, it's kind of apartment style so has a kitchenette and dishes. Bed was excellent, and my colleague said the sofa bed was comfortable. The only major downside was that it was cold. I think it was our room specifically, we had 3 bay windows that weren't super well insulated, so they shed heat like crazy. The heater unit couldn't really keep up with the freezing temperatures outside in the winter. There was a fireplace kind of thing, but it didn't really work, we couldn't get it to stay on longer than a minute or two. It wasn't too too cold, but a little colder than I would have preferred.

The property was very clean and had new appliances in every room. Felt well renovated. One thing I noticed was that the A/C didn’t work and it was getting up to 76 while it was 40 outside which was kind of weird (and a little too warm)

Nicely updated. But refrigerator didn’t work and no one came to look at it, we didn’t get enough towels and couldn’t get more despite several requests. During our stay another car in our building had there window smashed out. Parking lot had piles of trash everywhere. Definitely wouldn’t come back!

Be prepared for problems
This beautiful brownstone converted to a set of unsupervised suites was terrifically convenient for our trip to Boston University. However, we experienced several serious problems with our stay that are worth warning others about. First, the property used four different methods of communication, sharing separate essential details via different platforms, which resulted in multiple miscommunications about parking, door codes, etc. Second, they used a third-party platform to collect a copy of a governor ID to confirm the reservation, and upon receipt, they immediately charged the full room cost to my card. This was a pay-at-the-property reservation. Although they reversed the charges on request, they still charged it again almost 48 hours before arrival. Third, they charged an additional $800 to the card two days after we arrived without notice, receipt, or explanation. I’m still waiting for a response. Finally, the door lock on the room would not lock without re-entering the key code. This was not mentioned in the instructions, and as a result, we unintentionally left the room unlocked each time we left the first day. It also meant we could not lock the room while we were inside, and there was no solution for that problem even after we realized it.

Beautiful renovated unit, very comfortable bed, great modern kitchen, very clean and cozy. Great place to stay in Boston if you travel with family and need a kitchen, and more space than a hotel room. Just be aware there is no elevator, unless you don’t mind using stairs. There is an available parking in the back of the building for an extra fee ( it was very convenient for us that we didn’t have to worry to look for a street parking especially at night). I would definitely recommend and stay there again visiting Boston. I hope that area behind the building will be taken care of and cleaned up as it was very unpleasant to use a back door where we parked our car. Unfortunately a lot of places in Boston are very dirty, pot holes, trash and unpleasant odors in majority of the city. Overall excellent studio in the great location!

Neither the description of the property is accurate nor the services provided. This place only offers you a comfortable bed to spend the night, other than that is does not offer any breakfast, so it is not a bed & breakfast. Although the room was clean when we arrived, they never changed our towels ( which we requested) and did not take out the trash. Self Check-in instructions were wrong so we couldn’t access the property and I had to call the hostess several times until she finally picked up. It is also located next to BU, which makes it kind of noisy as it surrounded by the students dorms and frat houses. I specifically requested a ground floor room due to a recent surgery I had, and they sent us to the basement. We were absolutely disappointed. And the worst part is that they charge very high fees and they don’t offer anything worth the price. I would never, ever stay in this place again!

Weekend in Boston
We enjoyed the location as well as the room. It was bright and clean and had everything we needed. The mattress is a little squishy and would have preferred a firmer mattress and the pillows were not my favorite, very heavy and a little stiff but for a few nights it was okay. It would have been nice if the windows also had curtains as well as the blinds but just my preference for sleeping and not having it so bright. The owners response time was great and they answered our questions very quickly. I would have also liked luggage storage and it seems the building might have the capacity but that was not option besides it being listed as an option.The owners did recommend a few storage options but it was more inconvenient to do that and not very close when you are carrrying bags and luggage. We loved being able to walk to fenway and Newbury street when the weather was nice. There was not much around as far as coffee or lunch options. The nearest coffee place is Dunkin’ Donuts or McDonald’s which is a few blocks away. Not horrible but would have loved a nice breakfast or coffee place a little closer. I did like the quiet street and that is was more residential. It looks like the owners are still doing work on the building but the stair case had exposed nails at the top of each one. I am sure that is not building code as someone could really hurt themselves if you trip or have open toed shoes. I assume they know this and are going to fix it. Overall,we would stay there again.

The property is well appointed and in a great location. The issue is that with no staff on hand, and no check in, it can be frustrating and time consuming getting settled in. That said the property was nice. The area lacks any breakfast outlets (baring a 5 min walk to McDonalds)

I really the riverview room I stayed because it is spacious, has a mini kitchen, dishes, and utensils. The bathroom is very nice too. I loved the sitting area as well. The dining table is especially useful. Overall, we had an excellent time at the gryphon house B&B.

It is dieeferent than your regular Marriot or Hiilton but amazingly homely. So spacious and feels like home. We came in late night and intially had some difficulty finding the property due to rain and darkness. But the attendentant buzzed us in and everything was amazing. The parking is in the back. Its very quiet and very very homely. Every attention to detail has been made to make it look different and scores well. If I were to come back and stay in Boston no questions this would be were I could come back to

OK, would rather have spent my money elsewhere...
It was OK. I enjoyed the breakfast choices. When we arrived, the clerk put us in the wrong room and we said we'd move, no problem, but I ended up leaving my gloves and hat in the first room. The next guests said they weren't there.. yeah, right. I hope they enjoy my nice warm gloves and hat.

Well let me tell you all these 10/10 reviews are a fishy statistical anomaly. The Wi-Fi is slow and barely functional, the walls and ceilings are paper thin so you can hear footsteps in the room above you, there was a sign that said fire escape alarm will sound but led directly into another guest room, street noise was disturbing, no concentrator for the hairdryer, no license to serve food so no hot breakfast — not a Bed and Breakfast more like just a Bed..... This place was way overpriced and more like 4-5/10 on a good day so my advice is to find another option.

Gee, so sorry that you din't enjoy your stay! We do have hi speed wifi so I'm unsure of what went wrong for you. The fire door does lead into another room (that's another reason that it's alarmed!), but it also leads to a separate staircase for safety in an emergency! We are fully licensed and inspected to serve food, but we do not have a cooking license, which may be what you are referring to. Again, I'm very sorry that you were disappointed!

The Gryphon House was lovely, the Morningside Room was perfect for a couple. Everything was clean and well-maintained, staff extremely pleasant, and the availability of parking a huge plus. Our only complaint is that at a bed and breakfast we expect a hot cooked dish or two.

The Gryphon House exceeded our expectations! Friendly, helpful staff, complimentary continental breakfast each morning, comfortable beds, spacious rooms, modern bath with soaking tub, and impeccable cleanliness. Great safe location and on site parking for only $20 a day! Close to Newbury Street shopping, Fenway Park, and art museums. We will definitely be returning when we’re back in Boston. Charming brownstone. Exterior, like many browstones, is not remarkable (OK. the front is way cute), but the interior is a sheer delight of period pieces. Friendly staff. Very helpful. Festive, fun atmosphere. Will likely return.

The location of this property was very convenient. The turn-of-the-century décor was beautiful and cozy. Each morning we ate breakfast in the parlor, although many guests used the trays to bring breakfast to their rooms. We had the North Tower Room, which is a very large room on the 4th floor. There is not an elevator, but I enjoyed walking up and down the beautiful staircase. The staff was amazing. I would highly recommend this property.
