I stayed 10 nights at this property. Condo is well kept, it had all necessary appliances and features a condo should have and even beach chair, snorkels and surf boards probably left by previous guests. It was a pleasure going to the pool and jacuzzi. There are a good number of Bbqs in good condition and kept clean. Location is great, close to the A-Bay beach and walking distance except when is is very shot and sunny. Then it's better to go by car. Condo is also walking distance to numerous shops at King's Mall and Queen's Marketplace. Patio was overlooking the golf course and provided a quiet and serene view. Overall, I would recommend it to anyone looking for a quiet and fully furnished condo, yet close to the beach, restaurants and shopping.

We stayed at ground floor unit: - as we arrived the code we were provided did not open the lock with the key from the unit. -the kitchen sink was plugged on the 1st day ( was repaired next day) - we were locked out twice from our unit due to the malfunction of deadbolt. - we had only 1 roll of toilet paper in the bathroom when we checked in and had to go to the management office to ask for more - kitchen had all necessary things but we would suggest the owner to buy a few new pots since a couple of them looked very old. Same with kitchen towels. - the mattress is very old and uncomfortable, it is time for upgrade. - would be great to have extra blankets, or at least one for cooler nights - the unit was cleaned ok but not super clean, specifically floor. - the TV in the bedroom never worked - the manager and staff of the property was very friendly, helpful to solve the problems but we would not stay in this particular unit again.

Great condo on third floor overlooking golf course, with elevator, and within walking distance of shops. Well stocked, spacious and clean. Helpful staff. It would be a ‘no-brainer’ to stay here again.

Everything about vacation property was top notch! Clean, quiet, well equipped, nice pool, and great location. Lots of good eateries within walking distance. Aloha Wine Bar (attached to Island Gourmet) is a hidden gem! Will definitely stay there again!

All in all it was a nice place to stay. Plenty of room, lots of amenities and it was really quiet. There was some areas that could’ve used a good cleaning..the cabinet doors were pretty gross. But that being said, it really is a nice property…nice golf course view. Easy check in, easy check out.

The property was secluded and had a great pool and hot tub! There was a grilling area of around 6 bbq’s which was very handy. The only big drawback was that every morning at 5:30 am on the dot, the riding lawn mowers would pass through and wake me up. They had bright lights on their mowers that shined into the condo and the motors were very loud. Our u it overlooked the golf course. Who knew that a golf course green has to be mown ever day? Besides that, the place was great!

Great location near shops and the beach. The property management team was easy to contact and it was easy to pick up keys. Loved the condo, which was very comfortable and had a beautiful view of the golf course.

Was a very nice condo right next to a shopping center. Would have been better if it were closer to the ocean but not too difficult of a walk. The pool is nice but small and you cant get away from annoying people/kids there because you cant get far enough away from them. Overall it was a nice stay.

Property is perfect but the room is worn. Shower cabin is very narrow and small (I'm 5.11 /175 lbs). Pillows are very bad and cheap like those from Walmart. Service is terrible. I have found that my TV is not working. Was never fixed. Also everything is NO. On the positive note : view is beautiful and birds are singing in the morning. Nice refragirator and stove. In general I would not recommend.

The grounds and landscaping were very nice and well maintained. In the room we had a refrigerator that leaked water from the ice maker and made constant messes. In addition the dishwasher soap compartment latch was broken and resulted in less than clean dishes coming out of the dishwasher. There was a property manager on site who we asked for assistance but was unhelpful, simply stating that he “doesn’t work for Outrigger and couldn’t help us”.

Great view on golf course and mountain. Not very clean at our arrival, so we asked for proper cleaning which was immediately done. Great service and communication. Washer is old, makes a loud noise. Dishwasher doesn't clean dishes very well. Furniture (beds) are old and some need replacement. Rest of furniture was fine. All of this was taken note of by the reception at checkout, they will probably look into it. Beautiful village with outdoor pool and semioutdoor gym, perfect vacation. Shopping and restos and small beach nearby. Grocery at the nearby shops. Will definitely come back, but maybe a different unit in better condition.

Loved staying here. We’ll definitely be back. If you like to just stay at a resort to golf, swim, etc., this place has all the amenities to do so. We explored most of the island and this was a great place to come home to. For cooking, you will need to buy your own condiments/oil/seasoning, just as an FYI.

Great location and good communication! Unit we rented though needed to be cleaned. Air ducts in ceiling throughout entire unit were covered in mold and both my kids developed coughs. Master king bed was also one of the most uncomfortable beds I’ve ever slept on. Pool was nice and tough to beat location. Good communication though the sneaky $300 cleaning fee was a surprise.

Great location. Nice deck and view. The condo was a bit noisy from condo above. Only complaints: 1. The coffee maker which was a flat bottom “Mr Coffee” knock off, and 2. There was no salt and pepper. We didn’t expect food to be stocked but having to buy S&P just for a few shakes? We left what we bought and hope the housekeepers leave it for the next folks.

The unit (H1-3BR, 3BA, 2-Story corner) provided plenty of space and offered a peaceful yet central location for access to amenities and attractions. Check-In/Check-Out was extremely easy and convenient and staff were welcoming. However, as a first time customer of Outrigger, I was very disappointed to find the unit quite dirty (vents, fans, floors, carpets, dishware, etc.) and dated in its furnishings. Reporting the concerns yielded no satisfaction. I will definitely consider the Fairway Villas Waikoloa for future stays, but will likely look at other management companies with a higher standard on cleanliness and quality.

We have stayed here many times and try to get the same accommodations every time. Needs a little updating in B-3 -- the rug by the lanai door is curling at the corners and may present a problem by tripping over the corners. A few of the coffee cups have chips in them and may need replacing. The manager came to our aid when our rented Jeep would not start. He tried to charge the battery, but the Jeep had other problems, not the battery. He stayed with us, even tho it was early in the morning, until we contacted Budget Rental, ordered a cab to the airport, and held the key for the Jeep until the Budget people (probably) towed it away. His name is Jim McNabb. And, he's an asset to Fairway Villas. Thank You!!

Excellent facility facing golf course. Easy check in and out. Area under tsunami evacuation zone. Beach is sandy. Giant turtles on beach/in the ocean.Water visibility low due to sand particles. Free shower at the beach to rinse off salt.

Great condo in a great location
Our condo was really beautiful, spacious, and quiet. This is a fantastic place for a family vacation, a golf vacation, or a plain old Hawai’i vacation. All buildings are immaculate, the pool is super nice, the open air gym is a plus, and the grounds are just beautiful! Stayed for a week, and didn’t want to leave.

Convenient location and well kept. The unit we stayed in had been updated. They do not have safes in the units and people were scheduled to enter the unit six times during our three week stay. Once someone came in while we were gone to leave a note. Since the office where they do have a safe is five minutes away in a shopping center, I often had a carry valuables with me. Not convenient for a beach vacation.

The location of this property is perfect, for us. The variation from condo to condo is fairly large in our experience. Last year we stayed in a unit that felt clean, there was comfortable furniture and little things like clingwrap, salt and pepper and a good assortment of kitchen items. The unit this year felt dirty, the furniture was outdated and very uncomfortable with tiny TVs and hardly anything extra that you need for a stay.

I liked that it was a gated community, it added to the feeling of being pampered. I would have liked to have had daily housekeeping services instead of the $200.00 cleaning bill upon checking out. When we arrived the outdoor shower next to the spa was not working. On our last day the spa itself was not working. Without the jets it was like being in an oversized bath tub. The abundance of towels was very nice. The upstairs residents were very noisy whenever we were in the unit. I don't know if they had kids or very big feet, but the stomping around when we were eating breakfast or supper, almost drowned out the TV at times. If you add up the pros and cons, I would give your facilities a very strong 9 out of 10, and two thumbs up. After all, you go to Hawaii to see Hawaii, not spend all your time in a rental. I would definitely recommend you property to any one who asks, and would certainly return.

Staff quite friendly and attentive. Convenience of condo and what it has to offer nice when traveling with a family. Finding parking a “ non reserved” parking spot at night was impossible. One night we had no choice but to park in a reserved spot.

The positive is that is air conditioned property in the middle of Waikoloa district. Condos also spacious. Grounds well maintained. Negative: We stayed 10 days with no cleaning and were charged over 200 cleaning fee upon departure. The management not very responsive to requests. They have only one pool which is nice but insufficient for the many tenants and pool and spa area can get crowded. Also the pool is not heated.
