Pros: Its location.
Cons: The hotel is generally in need of a makeover.
Location: Very central,near the Spanish Steps and very good restaurants.There are also some interesting little shops in the back streets near the Trevi Fountain
Comfortable hotel perhaps in need of a bit of modernisation and updating but good value for money and close to excellent restaurants, Spanish Steps, Trevi Fountain, etc. Helpful staff.

Ok to be frank was with my son, boys trip, and he didn't like it. I did because it was $170 per night, and was a three to four block walk to Fontana deTrevi, Bourghese gardens and the Spanish steps. So location is fantastic for finishing your sightseeing, coming back and walking out to dinner, piazza della rotonda (pantheon), piazza novona and other spots i mentioned. Shower is tiny if not awkward, pillows are thin, and not a thing in room except 2 beds. Not a painting or decoration. Breakfast free but substandard unless you just want coffee and a croissant. BUT great location, price, free wifi, youth hostel feel and your never in the room anyway. more of a guys trip location where location and price are your main concerns. Women would feel like you cheaped out on them and its not romantic. But I feel i saved $150 a night for the location vs. other hotels, so was eating out basically for free. Was told by someone whose friends were just down the street at Hotel Sistina, that is was around same price but much nicer.

We stayed in King hotel 3 nights, during August hot weather (troppo caldo).Hotel is nice, stuff is very friendly and helpful to assist with information around visiting Rome and making our stay more enjoyable. Hotel location is perfect, few minutes from Spanish Steps, few minutes from the Barberini metro station. Room was clean, maintained daily, AC worked , although noisy, breakfastt was ok. I would highly recommend King hotel and would return any time.

Hotel king easy to get to from metro. Nice easy walk to the spanish steps. Room was great and housekeeping also very good.

My partner and I were walking Rome when we decided to spend the night, sans any travel gear. Thanks to local wi fi, we found this hotel on Expedia. We paid for location here. The morning breakfast was mostly pastries and cereal. However, the hotel has an awesome vine-covered terrace for breakfast. The hotel is within walking distance of Spanish Steps and Trevi Fountain, which also means the hotel is within hearing distance of downtown Rome. It didn't quiet down until after 2 in the morning. The front desk staff upon check in was very helpful, getting two travelers situated.

I was a little disappointed with the condition of the hotel when I first saw it, but it ended up being a very pleasant stay (5 nights). The room could use a makeover, but the staff was very nice and helpful, the complimentary breakfast was simple but ample (great coffee!). The best part about staying here was its location -- two blocks to Piazza Barberini, and about 4 blocks to the top of the Spanish Steps. For the cost, this was a good deal.

Perfectly located, walking distance to Spanish Steps and Trevi Fountain. Very easy access to the metro and taxi stands. Room was the basic and the furnishings a bit dated but comfortable and clean. Staff was extremely friendly. I would stay again.

I chose this hotel as it was centrally located for walking around Rome (literally minutes away from Spanish steps and Tevi Fountain) as well as being close to the Metro for easy transfer to the Termini (for the excellent Leonardo Express train to/from Fiumicino airport). It's fair to say that the rooms are very basic with limited facilities, but this was exactly what I was expecting and wanted as I would be out & about most of the time. However, if you are expecting more, then this is NOT the place for you. The staff were very helpful, recommending a great local restaurant (il giardino di albino - authentic cuisine and very good price).
