It’s old and in need of a big renovation. Furniture in room were all sticky. The bathroom small and water stains everywhere. Bed and pillows were hard and towels stained. The walls are so thin that I could hear everything. You have to pay for the pool as it is not part of the Hotel. You also had to pay 10 Euro to use the gym. The breakfast was good but with 3 coffee machines only 1 was working. The surrounding area was pretty and you can walk to shops and restaurant. Lots of stairs you have to get your luggage up and down and there is nobody to help. I certainly will never use this hotel again.

Hotel is well appointed with good quality materials and furnishings, located out of town but only 10 minute walk from the bus stop that gets you to the Vatican City in approx 20 minutes. Unfortunately the staff are generally not welcoming or attentive (apart from the young lady in the restaurant at lunchtime on the 4th September). After our arrival we were informed that our room was not ready (no problem as we were early). My partner and I had to use the bathroom adjacent the restaurant, the ladies, gents and disabled were all disgusting, we immediately informed reception. Their response was nonchalant at best. As the bar inside the hotel is never staffed we had to use the pool bar (which can only be accessed if you upgrade which I had done) again no staff and used coffee cups over the bar area. Luckily for us the pool attendant served us with two soft drinks. On the evening of the 5 September we used the restaurant in the hotel, as their was a corporate party at the hotel we were ushered outside. The service was poor having to collect our own cutlery for the second course, the table next to us also had an issue with their service. The following morning we went to breakfast at 07:45 finding that virtually everything had been used up. Most tables had not been cleaned after use, not even cups, glasses, etc. When the orange was eventually refilled we had to use plastic cups as no clean glasses. Room, phone not working, AC not working properly, hotel iron not working, etc, etc...

Overall feeling of neglect. Had to cart our heavy suitcases up 2 flights of stairs to access reception. Furniture worn, and badly stained seating in restaurant. Self service breakfast dreadful, consisted of dried eggs, 2 sweet cereals, bread curled up, fatty bacon or sausage. No muesli, nuts, fruit, yogurt, or tomatoes. No decaf coffee and milk brown, possibly made up from evaporated - bought our own fruit and cereal to take in. Although sold as hotel with tennis courts, the courts were not available most of the time as we were told the tennis was run by a separate entity and their club members had priority. Even when courts were empty we were not allowed to use them on 2 occasions. No leaflets or info re Rome, tours or sightseeing in hotel. Check in staff and cleaners helpful. Room tatty but cleaning good. probably had recent new bathroom.

The staff were chilly, compared to all the other hotels we have stayed at in Italy. I suffered an injury and they were unable to come up with any ice at all to reduce the swelling. The internet was lousy. The bathroom flooded every time we showered. I wouldn't go back.

Really good buffet breakfast. Hotel has excellent tennis courts. (clay) Walking distance to a bus stop which can take you right into Rome for just E1.50. Overall good hotel. However a standard room does not have tea and coffee facilities. I found this rather odd and when I challenged this at reception his reaction was well a standard room doesn't have them and we are full so hard luck! Not impressed. Went to local supermarket and bought a small kettle :). Staff on reception not very friendly at all. The only member of staff who really spoke was the chamber made over our 5 days of holiday. Customer Service - they have a lot to learn. However we will probably return as the hotel is fairly good value for money and we now know the area.

It's alright, clean and hits the standard. I was not thrilled with the location or that the amenities are seasonal. The pool was not open or the Gym or the bar. The restaurant down in the hotel basement does not open until about 7:30PM. The food is good but pricey which was reasonable. Again, excellent staff. The biggest issues was the location is not ideal (that's my fault for not paying more attention to the map) so you will need to take the bus or taxi, bus is really easy and a short walk to the hotel. You must buy your ticket at the tabbachi store first! The walls are super thin so you hear everything in the 100 plus room hotel. The shower head was great but the stand up shower itself was maybe 2 square foot. The TV in the room was basically the size of my laptop computer; not suppose to watch TV on vacation I know but it was actually laughable when we walked into the room. It was a decent hotel and maybe for a large group in the peak season it would be more fun to hang around the hotel pool or bar. For just two people I will be looking at something closer to the city.

Great facilities in a lovely hotel. Lots of attention to details in the common areas and really good services. The tennis courts, fitness and pool areas are brilliant. Booking a tennis court was easy and they were in great condition.

Good hotel on the outskirts of the city centre.
Out of town location which we liked and on an easy to follow bus links into town. Great value on the bus so don't get a taxi but use one of the easy to follow apps on your smart phone. We managed to easily get to and from the City and saw all the sights we wanted to see. The hotel has clay tennis courts which we loved and it was easy to book them. Only disappointment was the hotel restaurant. We booked a meal on the first night and were denied access by a very bolshy waitress who had no idea how to manage the hotel's guests. The hotels loss was our gain over meals as we discovered local restaurants in walking distance which were very good and where we dinned out every night.

Lovely hotel
Pleasantly surprised after reading reviews, we had a first floor room which was a reasonable size and well furnished, shower was tiny but ok for our short stay. The pool area was lovely and as we knew about charge(15 euro) we were happy to pay, we spent two days of our stay around the pool as weather was gorgeous. The breakfast was really nice plenty of choice, we also used the restaurant in the evening and food was of good quality and staff were really nice. We travelled into Rome for sightseeing bus stop was a short walk away and we were in central Rome in approx 25 mins, we would definitely return if travelling to Rome again.

Great Value - Excellent service
Very good value hotel. We used it as our base for visiting the city of Rome and its sights which are easily accessible by the 913 bus. The bus is a good service every 10 minutes, though it can get very crowded.

A wonderful week spent in Rome
Hotel staff very friendly and helpful; spoke good English. Rooms comfy and spacious. Cake for breakfast. A little way out of town but 24 hour bus service into town.

The hotel staff were very helpful and friendly. The gym is well resourced and supervised however you have to pay 10 euros per day to use it even if you are staying at the hotel. The hotel is approximately 7km from the centre of town but it is easy to get the bus to the Vatican; this costs 1.30 euros. The rooms are relatively basic and fall short of 4 star. The breakfasts are good. I enjoyed the aperitivos in the small hotel bar in the evening.

This is a lovely hotel with a charming outdoor garden, bar and dining area, in a quiet area, near the collage. The big drawbacks were room was to warm and 15 euros per person per day, I have never been charged at any hotel for pool use, I did get a free pass for the pool as the room was to warm, and that was the 2ed problem, it was a vary warm room. M&T restaurant was vary nice, good food.

Good value stay in Rome.
Staff were helpful (though advice was not always absolutely accurate. Restaurant was good for dinners and breakfasts. We did not use the pool as it cost 15 Euros. Bathroom was a little cramped but adequate. We got clean towels every day - not necessary. We felt cost was reasonable for Rome.

Good business hotel
I have business nearby and it is very good for that. The dinner menu is very nice and food very good. Particularly the wood oven pizzas. It is perfect at the end of a long day, dinner is right there. Towels, showers, room size all fine. It is far from the center of town, there is no public transportation close, there is really very little, if anything to walk to. Not a tourist hotel IMOP. Also, the Internet is wireless and barely works in the rooms I have had there. It would be a monorail step up if this hotel fixed the wireless Internet so it worked well in all the rooms, dinning rooms and terrace. It should also add a shuttle a few times a day to areas downtown. 25 to 40 Euros each way, depending on where n town you want to be and when, is too much to make it a tourist stay.

Good Value hotel close to the Olimpico Stadium
This is my 4th visit to the hotel. Hotel is clean and staff are very friendly. We choose this hotel due to it's vicinity to The Olympic Stadium (though you need a car). The only difference this time is the room size. We were given a very small room, and to go to the second bed you actually had to jump through the first bed. Usually we are given very big rooms! Anyway for the price I paid it is surely recommended and will visit again soon! PS not recommended if you want to visit the centre since it is very far, but very perfect to go to the Olimpico if you have a car, just 5 mins away down the road!

I've been in this hotel almost 6 years ago. When I saw they had availability for my trip I was happy. I was looking for a nice hotel, not too much expensive and most important with car park. The location was perfect for me as all my family lives in the area. The staff are well trained and always kind and polite.

Very disappointing experience.
Arrived at the hotel. There wasn't any help to get up the 3 flights of stairs with all our luggage (No elevator and after the fact, we noticed a awkward/dangerous ramp on the side of the stairs). Upon entry to the room, it was not what was described online. There was mold in the very tiny shower. You could feel the springs in the mattresses which caused a difficult night sleep. When trying to communicate with the staff, it was difficult to communicate/resolve these issues with the staff secondary to the language barrier. Unfortunately, I didn't speak Italian, and they didn't speak English. We were scheduled to stay 4 nights, we checked out first thing the next morning and went to another hotel. Not a great location if you want to be in the middle of the tourist attractions either. Didn't get that impression when looking online.

A bit dated and a distance from the city centre
On arrival we asked to have the room changed because it was not comfortable, no chair. An extra 30 Euros a day. The TV was broken for two days, when it was fixed only one of the channels was in English. The air condition did not work properly, the room was too warm to sleep comfortably at night. Toilet flush on wall kept falling off the wall every time it was flushed. We asked to have an iron but was told that it was a health and safety issue. We were offered the laundry service which was 24hour notice at a cost. Breakfast was very disappointing. The bar was always closed, we had chosen the hotel for the pool facility but it was closed it was a summer pool. That was not made clear during the booking. We also had to pay an extra 48 Euros for room tax, which we had to pay in cash on departure. We had to pay for the taxi via credit card. Very disappointing experience.

A Pleasant Hotel
The hotel was very pleasant the staff were very friendly the room was clean. However it would have got a higher review if the WiFi was available in the room the hotel safe worked and it was in the 21st century by having the ability to recharge phones etc. a mains USB connection would be good. But overall the hotel delivered as advertised and I had a very nice vacation.

Being a tourist in Rome can be overwhelming, so being close to vacation spots would be a must. The taxi from this hotel to the Colosseum was 50 euros. We ending up leaving to find a hotel closer to all the shops and restaurants.

Very nice, clean hotel near Ancona.
This hotel is at about 15 minutes from Ancona by car. The price is very good, considering a good breakfast is included. The staff was very sweet, and the room was very clean.

We booked this hotel for a week end and were supposed to arrive on Friday evening. Due to flight issues we arrived on Saturday morning and were just looking forward to putting our feet up and relax. The room which was first given to us was their “standard” room, as per booking. Let’s make things clear: this was a 2 stars standard, if so. No room to move around the bed, old chipped furniture, no cover on the duvet, dirty bathroom (mould on the silicon, and lime scale on the shower tap). After a long discussion about the room standard, we managed to be “upgraded” to a newly refurbished room, which was a bit better. Bathroom has not been refurbished but at least was cleaner than the previous one. Another problem is the insulation. It is so bad that you can hear everything, from next door’s TV to the cleaner in the morning. Staff however was very nice, polite and helpful. Location: there is a bus stop 5 minutes’ walk to the hotel which offers a good, cheap, 24/7 service. It takes 15mins to go to the Vatican and 30mins to central Rome. I have seen some complaints about hotel location and I don’t agree with them (of course if you are willing to pay twice the price you can stay at the Spanish Steps!)
