Staff is awesome. I want owners however to take some of their massive income and reinvest in their investment...i.e. refurbish rooms mainly.

Run-down Hotel - Stunning views - could be amazing
We stayed here in early Sept 16 for four nights along with many guests for a friend's wedding event nearby. The hotel has huge potential and could be stunning. The terraces and some rooms have wonderful views. Alas, renovations are long long overdue and the few members of staff are 'stretched', though tried their best.

Faded yes, but not past glory! (inc. Parking Tips)
Admittedly we got a great deal on Expedia, & were upgraded to a suite with a pool.... However, the hotel is vast, very clean & the staff were wonderful. The location is good, but unless you are capable of a 45min-1hr very hilly walk, it’s a quick drive to StPdV. See below for parking tip. Parkin Tip: In StPdV the parking is a totally nightmare, being a small walled town. The underground Espace Sainte-Claire (opposite Le Vieux Moulin) which is the easiest to get in, but is a challenge for the best driver, very tight! In the evening you're best to park at the Foundation Maeght on the main road. Or in the spaces below on Ch. des Trious, all free after 7pm. It's then a 5 min uphill walk to StPdV. There are spaces in the Route des Series a bit nearer but all the rich locals & unknowing tourists go there & it’s very tight spacing. There’s two walking routes to the village, marked on the attached map. the yellow is safer (1hr) & the pink , which has worst gradients & virtually no pedestrian paths (45 min). We didn’t see many taxis, the ones we did were basically Limos. So guessing they’re expensive.

The highlight of the hotel was the pool in my room, the customer service was so poor in both the reception and restaurant. There was items in the room that needed fixing and had insects crawling around their suites. The wifi was the poorest you could get as it only worked in the reception area. This hotel needs revamping as soon as possible.

Lovely hotel if you want peace and quiet.
Booked this last minute was pleasantly surprised. Location was lovely staff were very helpful. The only downside was we had to get taxis everywhere. Bus stop was 30 minute walk and train station was further away. Had we'd realised then we would have hired a car, which we will do next time we go.
Room view.
We were top third from the right.

run down and will likely close - horrible
We paid for a room with a private pool. It was expensive. We woke in the morning to see a pump in the pool draining it. I was getting changed and the workers came back. Horrible. Expedia tried to rectify the mess but we got maybe 100€ off. Still paid close to $500 CDN. We only booked it due to the pool. Seems fair? NOT. Never never book this hotel. It had potential 25 years ago and is now a DUMP.

Very close and easy access to Saint Paul and Nice airport. 20 minutes from historic downtown. Best hotel we stayed in on our two week blitz through France, Germany, and Switzerland. Excellent prices. Free parking. Huge rooms with large bathroom.

What a beautiful location, even if very difficult to find! The property looked nice, but the cleanliness everywhere is a challenge. The pool was great, the amenities good. The lack of luggage assistance was utterly disturbing! The wifi was neither wi nor fi. But the suite was worth it and spacious. Overall - with care for detail on the management site, this place could be really special as the locations that!

Four star price, two star room.
AC was a joke. Room never went below 26 C. Woefully inadequate. Complaining only got me a fan. Room decor was two star at best. Hotel in the middle of nowhere and far from everything. Guests smoking in lobby/common areas. Mediocre breakfast buffet was 27€. A total racket. Main pool was out-of-service due to broken equipment.
View from the rooftop terrace.

Needs a facelift...
You can tell this hotel and spa were the place to be years ago, but it doesn't look like they have updated since they opened. The room and bed were disappointing, the grounds were so so and the amenities were crumbling. It was located in a cute town and not far driving from nice which was a delightful escape!

Good for the price. This once grand hotel is now looking tired. But worth the low money. We paid the extra for the junior suite. Fantastic ocean view. Huge room and balcony. Too cold to swim in pool. Spa was either closed or full. Breakfast was good as we were told it was free. Had we had to pay the €19 we would not have taken it. Not airrh

Grand old lady has seen better days
Air conditioning didn't work. Much wear and tear on the outside and inside of the buildings. One pool by the lobby closed, one pool open. Several of the spa units were shut down. Did not eat in their restaurant, so no comment on that. We were upgraded in our room. A light fixture in the bathroom fell out of the ceiling as we were about to turn in for the night. Bed was hard. Wifi useless. It will be bankrupt within two years.

Lovely location, with friendly staff
A sprawling location with slightly faded grandeur, but very friendly and helpful staff. We suffered from very poor WIFI connection for work, but this was a temporary issue as we were told it normally offers a 1GB connection. The rooms were very large, and playing table tennis in the games room was a great way to end the day....

Needs a refurbishment.
Was very disappointed at this hotel. Reception area was nice but when you went up to the room it was like walking back in time. The room was a good size but I have stayed in better rooms in trhee star hotels. Old carpet and very dubious Bed Cover. The windows needed attention and painting on the outside. There was a not in the room saying you should lock yourself in at night and keep the windows closed. Not very welcoming. I noted the breakfast was very expensive and not included in the room rate. Did not bother to try it. Would suggest a complete refurbishment and in my book not a 4 Star Hotel in its present state.

We enjoyed our stay very much. The food was superb, the decor lovely, but the scenery and location were the prize winners. The room was very comfortable, staff went out of their way to be helpful. The room furniture was a little dated, but fine. The bathroom was like a spa. Spa services were excellent. The pool was nice, as well. A great 2 days. Also close to the Fondation Maecht, a wonderful art museum in St. Paul de vence. The hotel shuttle will drive you there and come to get you.

Beautiful area, needs updating
We had a lovely weekend stay here, the hotel was huge and the room was a pleasant surprise. The pool was warm and the gardens were beautiful. The hotel itself is quite dated, cracks on title floors and 80's deco in the bedroom. The service upon arrival was fantastic, at dinner however we waited for a while to recieve any service and the food though delicious was definitely not worth the money. All things considered we will be back again and this time we will try one of the surrounding restaurants.

In need of a total overhaul
The very limited personnel working at the time of my visit was polite and courteus. Nevertheless, the hotel is in need of a complete overhaul; the rooms are outdated, the rugs are way too old (in some parts they are torn and shreded), the mattresses are hard as steel and concave in the middle, the pillows seemed to be filled with scraps of fabrics, the restaurant is closed for lunch and dinner, it only openned for continental breakfast. I would never give a hotel lacking so many amenities, personnel and in such a state of disrepair a 5 star rating. The only good thing about the hotel is the bathroom´s shower and the soap, bodywash and shampoo from L´Occitane.

Worst experience ever!!!
If you would like to waste your money, to have a miserable night, a horrible holiday and a smelly/dirty room then this is the hotel to book. Did I say hotel, no no, no…this is claimed to be a hotel but in fact has a number of villas and the rooms that are available are in the villas. The hotel description does not mention anything about villas and the rooms are really smelly plus dirty with lots of real hygienic issues (e.g. cracks, moles…etc). I have attached 6 images and have many more if the hotel and expedia would like to add to the photo gallery. Did I mention about the WiFi, well don’t expect to have a WiFi in the room, it is only available in the main building. I was surprised by the expedia rating, surprised that it is listed in expedia and shocked by the 4 star rating. This place is NOT a 4* apartment and I personally will not even give a single star.

needs makeover but comfortable and great setting
Paid for an upgrade from a classic room to a junior suite as classic room ( was musty and small) and was delighted with the room which was large, with comfortable beds, spacious bathroom and a balcony with a great view over the pool and surrounding countryside to the sea. Breakfast ( which was included in the price) was satisfactory on a lovely terrace , swimming pool area was lovely but fitness room was not much of one! Hotel could do with a makeover but we had a very comfortable stay overall

Great hotel value for the area
This is a great hotel value near St. Paul de Vence. It was once a premier property. It has wonderful amenities: beautiful location, pool, sculpture garden. The rooms are nice and clean, but a little dated. This is a mixed blessing. If a hotel investor comes in and renovates everything, the prices will definitely jump up. In the meantime, it is a great value. Though not inexpensive, it is reasonable for this very expensive area. Its location is also a bit of a mixed blessing. It is outside St. Paul de Vence, which means that a car is required to go there. However, the hotels in St. Paul de Vence, while very luxurious looking, would be inconvenient in my opinion because cars are not permitted in St. Paul de Vence (you have to park at the foot of the village and walk up), so you (or the hotel attendant) will need to take up your luggage.

nice people, but hotel has many problems
The staff is uniformly nice and tried to be accommodating--got us a babysitter, etc. The setting is nice and the pool area is lovely. However, the hotel is very worn--almost dilapidated--the "junior suite" we booked was a regular room with a small lumpy folding cot for our daughter, and even with the air conditioning set at the lowest point it was far too hot to sleep. The shower knob fell off and the shower could only be turned on with pliers. Worst of all, we arrived in time for lunch, and were seated by the hostess, but because it took so long for the waitress to bring menus, they announced that it was too late for us to eat. So I had to drive half an hour to a grocery store to get something for my child to eat. This place might be nicer in cooler weather, and with a makeover.

Sub Standard.
Drains smelt on arrival and stayed the same for the 5 days we were there. Toilettes by pool closed. No staff anywhere- we stayed for 5 nights and not a pool boy in sight. Service for dinner took 4 hours (both meals) Explained my 92 year old mother was tired but made no difference. Totally understaffed- needs totally new management and money spending on it. Buffet breakfast a shambles with no-one in sight and most things finished. The hotel has the most stunning views and position but totally run down and needs money spending on it and a new manager that did not appear to exist.Hotel is run by a shoestring of staff so no service- room never made up till afternoon every day.

The hotel was ok but we got no information about the spa, we only found out they had a driver towards the end of the holiday , but worst of all they tried to charge us for breakfast, we were only lucky that we had expedias email stating breakfast was included otherwise we would have had to pay again. Overall it was ok the staff in general were polite and friendly but not as good as we hoped.

I ordered two separate beds in the room, even called Hotel.Com service and had a confirmation of my reservation. When I got to the hotel we received a room with a small queen bed (we ordered a superior room). At the reception they offered me to add hundreds of Euros for a better room otherwise they would not help. When I mentioned the reservation, I was told "so contact Hotel.com!!" After I stated that I would indeed post a complaint on the internet, within 5 seconds they found me another room without any additional payment!!!.

A Return Visit
We have stayed here a number of times over the years. It is a convient lacation if you prefer to spend most of your time in the hills and St. Paul. The setting of the hotel is lovely. It is an older structure and while well maintained it does show it's age in the ventilation system and bath's balcony doors, etc. but not uncomfortable. This trip was off season. They gave us an upgraded room which was very spacious but faced to the side, which was not so bad, but certainly facing the sea, even though far away is a much more open view, and you get all the villages and hills. Restaurant staff and food is excellent, but certainly in the upper price range. For a hotel trying to be both a conference center and a full resort, I found to many very expensive extra's, such as breakfast and internet.

The hotel is located two (2) miles form St Paul de Vence, with a complete feeling of isolation, and a feeling of subsequently being taken full advantage of, with the hotel prices !!! Not even coffee making facilities in the room !!! Hotel grounds and pool pleasant. However, not pleasant finding lizards in the room, and swarming with mosquitoes.
