Beautiful hotel
I don’t normally write reviews, even though I stay in hotels most weeks for one night. This hotel is a home! It has homely comforts. The owners care about their guest. I will no longer be hunting for a hotel when I’m in this area! I have found a beautiful safe place to visit.

Very friendly welcome and nice room (the Ivory). Lovely breakfast at large communal table. The other guests were very pleasant. Only down side was one morning when there was no hot water from the shower. Proprietor said someone else must have been using at same time. However would recommend for a nice B and B stay.

It's a charming 19th century house on a large attractive country property that's still close to several restaurants in nearby Emsworth. The proprietor, Ian, was very hospitable and made us feel very welcome.

A hidden gem!
Hollybank House is a special place to stay. It is a truly a home-from-home with welcoming and sociable hosts, convivial breakfasts around a large table with the other guests and a marvellous lounge with grand piano and beautiful views of the large garden. The house itself itself is delightful, and our bedroom was very comfortable. Cleanliness excellent throughout. Thank you!

Such a beautiful house set in wonderful grounds. Our room, the Green Room, was really spacious, and the bed was very comfortable. Lovely hosts. Highly recommended.

Property is beautiful, only downsize it had scaffolding all around the house bck & front so i couldnt take photos, which isnt a big deal but would of been nice.

Wow!!! What an amazing place!!
Wow!!! What an amazing place!! It was like walking in to a Stately home but with a very welcoming atmosphere. The host could not do enough to make our stay enjoyable. The breakfast brilliant with a good choice to suit everyone's tastes. I will be, happily, recommending Hollybank House to friends and family.

Staying at Hollybank House is a mixture of staying at a luxury hotel with beautiful bed linen and comfortable bed in a fantastic house but with the personal touch of freshly laid eggs and home made jams. The family are incredibly friendly and helpful and keen that you have a great stay. It's the personal touch which makes the difference. I was on my own and had a wonderful stay. I enjoyed my stroll in the woods next door in the morning and a wander round the grounds The hotel is perfectly placed to access Emsworth Harbour and lots of attractions. There is just so much to do all within a half hour drive.

A fantastic rural and peaceful location. Wonderful for a recharge after a hectic week. The hosts are also lovely, and interesting people. I will return and would not hesitate to recommend this for singles or couples

This is a pretty magical place - like staying in someone’s private home about 50 years ago. Beautiful setting, peaceful and spacious. If you like all mod cons it may not be for you but everything works and is ship shape - just vintage. Full selection of teas, coffee, biscuits & water in the room. The house itself is an unusual pretty design with lots of charm and history. Breakfast offered includes full English, continental or salmon & scrambled eggs - served 7-9am. The owners are really friendly and welcoming. Good location for the area but maybe a bit far for walking into Emsworth and Westbourne in the evening - a car or taxi is required for most people.

Lovely Georgian house with extensive grounds, friendly owners & a good breakfast. The room I booked online was not the room I got, but it was good just the same with a large bathroom. Fresh milk was provided for the refreshment tray & there was a good assortment of teas & biscuits & chocolate bar. The room was large & comfortable with an equally comfortable bed. I would happily return.

Beautiful home and extremely comfortable.
Beautiful home with comfortable beds and lovely en suite. Quiet and almost like staying in a stately home. Would highly recommend.

Nice hotel set in beautiful isolated grounds.
Regrettably we could only stay for one night but everything was just right and went like clockwork. Our hosts greeted us exactly as hoped, gave us good advice about local places to eat and of course provided us with a very comfortable room and quality cooked breakfast. I really liked the house and setting, the large surrounding gardens even sunscorched were kept in a very good condition. I loved the house with its heavy thick doors and interesting paintings. Our hosts were interesting and interested and I would definitely stay again. Very many thanks
