Check in/check out not particularly clear. Stains on bottom of curtains, no toilet roll holder, bath side cracked (sharp edges), no fire evacuation instructions inside room. Couldn't open bedroom or bathroom windows. Would of been helpful to have folder with useful info; eg. Places of interest, recommended eateries, drs, dentists, check out details.

Great location for city centre. Property looked tired and not particularly inviting. Instructions for access at front door did not make it welcoming although it worked well. I would have preferred instructions to be sent in an email to me. The room itself was fine, clean and tidy, the bathroom looked tired. Great value for one night. It reminded me of student flat rather than guesthouse, but that's just in my experience.

Noisy all night for the2 nights not clean complaind but basic response I would not even go in shower we stayed out till 11pm so all we needed to sleep woke again at 3 pm second night people tuning up and down stairs and left chips all over the entrance to our entrance I would never stay there again or recommend anyone to stay there we had to walk 1/2 mile to park our car I have several photon but it won’t let me upload them

The only issues I had was on arrival all sorted via text, however the room was cold, even though I managed to put the heating on, the shower didn't work, it needs a new hose, and the noise from Beverley minster was all night, bells ringing each half hour, woke up each time nightmare. The building itself is stunning, its location near town was great, inside needs up dating, but for the price it was very reasonable.

Plesant stay at the Beverley minster garth
Can't complain at all for the price. Prices of accommodation have risen massively in recent years so to travel on a budget is getting harder. This was the only place in Beverley i found anywhere near this price its more like hostel prices. Its in a good spot near the minster and close by shops, pubs, restraunts and not too far from the railway station. A big plus for me was the place and my room was nice and warm essential on a winters day. I had no problem sleeping though some people said the noise form the bells kept them awake i was ok. I found the place fairly clean and not at all the building site others have compared it too.if your after five star luxury then this isnt it but if you want functionality on a budget this could be for you. I would stop here again. I could winge about some minor things but i have better things to do with my time. If you are on a budget i can also recommend the weatherspoons pub in Beverley and herons food store for grabbing a few provisions. All in all a plesant stay in Beverley and this guest house.

The owner responded really quickly and was very helpful re park even though we arrived early (this was done by text as owner is clearly not on site- you have key codes to get in. Room had coofee/tea but no fridge /hairdryer etc as advertised. However there was a heater in room so was warm bathroom heat was broken so very cold and could not get hot water. But we did not try the shower. The room i would discribe as 'digs' glad we only stayed one night.

The check in was supposedly open till 10pm, when I arrived after a day long train at 8:45 pm to check in, there was no one to check me into my room that I had already paid for. Pathetic service as the number to ring for assistance was on voicemail and after trying for a long time I had no choice left but to travel to a different place and arrange emergency accommodation for myself. Horrible experience, would never recommend this place for anyone

Didn't bother turning up due to the terrible reviews on every website so lost £100 and a day at the races aswell, lesson learned, look at the reviews before you book non refundable places, older,wiser poorer. ☹️

Cheap but poor hygiene, had to buy sheets fron tesco as their sheets weren't clean. Bad smell, seriously considered leaving on first hour, would never stay there again.

This place is a disgrace and Expedia should not have it as an option. The room was filthy, unmade bed, dirty coffee cups, towels on the floor. I wasn't the only person who was staying there who had the same opinion, it really should be shut down.

I liked the helpful response I received from the owner regarding our late check-in and that the property was very clean, although I didn't like the decor or the furniture/bed as it was in need of either repair or replacement (very tired looking) but all in all it is a brilliant location. Thanks.

I was left waiting outside a locked door never to gain entry. When I rang the telephone contact number and asked the owner to let me in he put the phone down on me! I spent the night at the Premier Inn in Beverley and the following night at the Pickering Hotel - 185 Askew Rd. Hull HU4 6NN I am now applying for a full refund plus additional costs for in convenience and diesel costs. This should never have happened as the neighbours in formed me that the owner had been taken into hospital earlier in the week suffering from mental health issues and earler notification of the matter would have avoided all the stress associated with trying to find accommodation at such short notice.

Terrible. Booked for a wedding stay, dropped my car then as I left for the wedding they cancelled my booking by text. I complained and then they 'found' a room I could stay in. Got to the room, key not available and someone was in the room. Staff member attitudes were as though they lived there and that I was an inconvenience. The whole place smelt of stale smoke and did not feel clean. Would not recommend despite the price which was the only positive.

WOW where to start 😳 it’s filthy and stinks of stale smoke the owner was rude, drunk and shouting abuse at people passing by! The police visited twice in the space of about 1.5 hours! Avoid at all costs!

Why the bad reviews ?
Had an army reunion in Leconfield so we looked for somewhere to stay in Beverley as it’s the nearest place. Saw the bad reviews about this B and B but didn’t mind because we didn’t plan on staying in long. We had room 3 which had a double bed, single bed and a single transit bed. Bathroom was lovely, spacious and had a great shower and sunken bath. The main room contained a fridge and tv as well. Room was cold in the morning when we woke up. Sent a text to the owner and they immediately brought a portable heater up to the room and also sorted the heating problem out. Overall it was a pleasing stay and I wouldn’t have any problems stopping here again, especially for the price which is really cheap.

Cheap - wouldn’t recommend unless you have to
Needed to stay in Hull last minute - there was nothing else available. I can see why this place was left. On arrival I rang a ring doorbell and was then asked to call a phone number on the window for someone to give me a code to get into the house and then another code to get into the key safe for the room. The entrance was smelly and although I could see there were some works going on (scaffolding, ladders, paint etc.), these works looked like they had been going on for a while and weren’t finished though. The room smelled of cigarettes as if the previous people had chain smoked in the room. The bathroom was dirty and had hair in the sink and toothpaste marks on the bathroom shelf. A very interesting experience and somewhere that I wouldn’t stay again in a hurry. Only bonus was in a cost of living crisis the heating was blazing on arrival and super warm!

Horrible place, awful host.
Awful from the arrival up to checking out early. They advertise free parking yet there's no car park. You have to park on a public road, in narrow, winding streets near Beverley Minster. So arriving at night in Winter is a definite no-no. They advertise free WiFi and there is none. I booked in for two nights on business. When I messaged the host (John) to enquire about this, his response was to ask me how much I paid for the room. As if this was some sort of deciding factor in a customer getting something that was clearly advertised (Free WiFi in rooms is still on their page). The room I stayed in was shabby. With a threadbare carpet, patches on the walls, a barely-functional bed with nails sticking out of the footboard on both sides and a cheap, thin and stained mattress (which the host claimed was "brand new". The shower barely gave a trickle, from a clogged and dirty shower head. I checked out after night one and the host refused a refund for the second night on the basis that I'm leaving these reviews so people don't encounter the same issues. Seriously, if you're staying in Beverley and the two options are this place or sleep in the car.....take a warm blanket, thermos and find a nice lay-by.

Unsafe, carpets lift and block door from opening, overall all areas unclean and in poor state of decoration and repair. Another guest were burgled shortly after arriving. Would not recommend anyone to book this establishment.

Booked to stay for an overnight stay with my daughters for their dance competition. After travelling 3 1/2 hours arrived at the guest house. No one on reception so had to call number on the door. Spoke to lady who confirmed she would text through all the details for us to access the guest house. No parking facilities on site or around the property (all permit parking ). When I received text message no details provided only to tell me my room was not available now as had been double booked 😡 terrible service and I would highly recommend no one to book this property.
