"We had a really nice stay. The place is setup nicely and much bigger than expected so plenty of space for whatever you bring with you. The beds are comfy and the showers really good. There is easy access to Bassenthwaite for water sports and access to the hills behind and around for walking and running. "The property is right on a very busy main road, the main bedroom is at the front so traffic noise is an issue. The curtains aren’t blackout curtains so street lights are an issue and one being faulty and strobing intermittently didn’t help. The exterior of the front could definitely do with some tlc as well. "At first site as you enter the building it looked a little dated and need refurbing. I think they are in process of doing this as i could smell paint on my floor. The room was pleasant, although the draws were worn. The mattress was extremely thin and as soon as you sat on it you were on the base. They did offer to move me rooms at first but the hotel was full. Food was good and decent portions in the bar. Breakfast was decent although for £12.50 could of offer pastries etc "
