This resort is amazing for a quiet get away that is not far from the strip! Excellent service, food, and drinks! Plus they have all water activities available on site with a private beach.

The location was south of the hustle- bustle of San Pedro and was very relaxing. Staff was very courteous and attentive to details. Prices were a little higher here than other places but were convenient.

The property was immaculate. The staff were incredibly helpful. Luis at the dive shop was very informed and helpful with snorkeling tours. We did 3 and loved each one of them. The pools were perfect, clean and quiet and the air conditioning was amazing on those hot days. Snorkelling under the dock was a great way to practice with our equipment and fooling around with go pro and capturing all the fish that love under there. The fold carts for transportation were great and such an easy and convenient way to get around and we always felt very safe on Ambergris Caye. We loved it! Thank you!

We loved our stay at Victoria House! It was a peaceful resort with delicious food and very clean. Short drive from downtown so away from the noise but easy to get to everything. Would definitely recommend!

Disappointing Engagement Stay
Terrible experience. Came here to propose to my girlfriend. Spoke with guest services, reservations, etc. beforehand. I knew it would be busy so I made sure to confirm that my room would be ocean facing Palmetto room, I was planning to do the proposal on our last night here. I even talked to them about options for proposing. Long story short, we were put in a room at the back of the property that is for timeshares - ie one of the closets is locked for the owners stuff. It was certainly not as nice as I had hoped for the price and considering I had other options and willing to spend. The staff was also a little rude when I asked why I wasn’t put into a Palmetto Suite, but rather a time share. I got the short end of the straw and would never stay here again. I would not recommend them if you are coming for a special occasion.

I’m sorry that your perception of your stay with us was one of having drawn the short straw. When you booked 1 week ahead of your check in date, we had one Palmetto room available. It was a busy time indeed, but that’s the norm for our resort, particularly this time of year. Our reservationists were aware of your plans and were delighted to be able to unexpectedly upgrade you to a Villa Master guest room; one of our newest, and a well-appointed rooms; not one with an ocean view, to be fair, but neither did your original room. Your original room was USD 365.00, and your Villa Master USD 495.00, both plus 19% hotel tax and other charges. As referenced earlier, your room move was an upgrade to our Villa area. This most recent addition to our property, consisting of 3, single story, 2 bedroom thatched roofed villas and two 2 story units classed as Infinity Suites. It features a 70’ infinity edge pool with spacious, Mexican seashell decks overlooking expansive lawns, beach, and the sea. None of which are timeshares. They are in fact privately owned by repeat guests who are rather pleased with their investments. The owners closet you mention is in fact an owner’s closet – a lock off to enable them to leave a few personal items on site between stays. The closet that is not locked off and is located next to the owner’s closet is identical, and a substantial size for a vacation stay. Quite a different business model than a time share, as I’m sure you understand, timeshare, in some contexts, having become a rather derogatory term over the years. Your room in particular features a mahogany cathedral ceiling, travertine flooring, custom made mahogany 4 poster bed, television, open floor plan. As to any of our staff being rude, that’s quite different to our usual feedback from guests, as evidenced by numerous reviews on different platforms. Thanks for your review nevertheless. The property is beautiful. I was pleasantly surprised at my VIP upgrade as well. My room was beautiful and the service was fantastic. The food and drinks were also very good as well. We did the snorkeling excursion through the property too and that was awesome ! My only complaint is that the hot tub didn’t seem to work. But that is so minor. I really enjoyed my stay here .

Victoria House Resort is my top choice in San Pedro. It's a stunning colonial-style hotel with a beautiful clean beach, amazing rooms , outstanding staff, and great amenities. I'm definitely planning to return. The only area that needs improvement is the food quality in the restaurants. A five-star property should have top-notch restaurants with high-quality food. Other than that, everything is perfect

Stayed here for a week with another couple. We stayed in the hotel style rooms above the restaurant. These rooms are a little noisy if you sleep in late because of the activity down below. The property is beautiful and the staff is outstanding. The beach is walkable, but there is seaweed in front of a couple of houses. Very safe area. Rent a golf cart, explore town, go to secret beach or bar hopping. Great resort and would go back again.

The staff was very friendly and accommodating. The food in the restaurant is outstanding, with reasonable prices given the quality. Scheduling excursions through the resort is easy and convenient. Proximity to San Pedro is good and walkable for those looking for exercise. The grounds of the property are clean and well kept. Would be nice if they offered a free shuttle service to town, but that is my only complaint. Everything else is top notch.

This was a stunningly beautiful property! My mom and I stayed in a casita, and it was so lovely to wake up and read on the hammock outside our room. Both pools were wonderful and we loved the poolside service. The cocktails and food here were amazing - both the bar menu and the sitdown restaurant. We also took a snorkeling tour through the hotel with Rene and Jacinto, and they took great care of us! Rene was a safe and fantastic driver and guide on the boat, and Jacinto was an extremely knowledgeable snorkeling guide. The front desk also made it super easy for us to arrange transportation into town. Wonderful stay!

You have to stay at this property. Probably the best staff and property I ever stayed at in the world. Staff was the best part. Property was flawless and extremely clean. When I come back, I am only staying here. As a world traveller.....this was the best place hands down. Food was excellent and people great.

Overall, a pleasant stay. The staff were very friendly and helpful, the resort was quiet and peaceful, the food was very good (though too expensive) and located close enough to the town (with a cart) to be convenient.
