The room located on CTM best location on Playa DE CARMEN near good restaurants, fruits shakes and 5 minutes from the beach. the room is very big and comfortable with a fast internet connection. Marko upgraded my room for free for, thanks!

Its clean, thats about as positive as it gets. Property manager is never there. No channels in English. Beds are hard as a rock. No nearby food options. We had to walk 25-30 minutes to 5th avenue or catch cab which becomes expensive fast. Not what we were expecging at all. Cheaper is not always better, you live and learn.

Always a pleasure to stay, very clean, the indoor parking garage is a huuuuge plus! The air conditioning is always ruining perfect ( you control it) the ease of access to Marco the property manager is great! Not many people actually even take advantage of the rooftop.

Nice spacious condo apartment with granite counter tops in kitchen, full kitchen, spacious and a comfortable bed. Dining area and cable TV. Good internet access.

Cute hotel and really great customer service
I just stayed there one night with my family since we arrived a day early before our check-in at the Royal Haciendas in Playa del Carmen so I was just looking for a place to sleep one night. The hotel was actually pretty cool. Cute hotel. The parking wasn't great. Very tiny spaces and not very many spaces available. If you have an SUV you will probably have a hard time parking. Fray was all of our favorite part! His customer service was just so amazing. Thanks, Fray for making our stay there nice. :)

Pros: 1. Roberto was very accommodating with my reservations and answered many of my questions before traveling to Mexico. 2. Fray was very helpful at the front desk. 3. Condo is clean, secure, close to 5th Avenue, the beaches, local stores, and supermarkets. 4. Rooftop terrace is great. 5. No extra charge to have other persons stay. 6. Very reasonably priced. Cons (not deal-breakers) 1. Room and furniture was smaller than expected. 2. Cookware was not ideal. Overall, my stay was very enjoyable.

Excellent accommodations and value. Clean, fresh, spacious, comfortable, good A/C, friendly staff. Location outside of tourist center but less than one block from major street for easy inexpensive public transport access (or taxi if preferred) to central Playa del Carmen and ferry. Walking distance to grocery store, beginning of main pedestrian strip (5th street?), and shore. Front desk not staffed 24/7 (reason for 4 versus 5 staff rating) but was able to get right into room despite Sunday evening arrival. Minor issues (missing bath sink aerator, shower wand holder broken) with room (reason for 4 versus 5 facilities rating).

Great location didn't mind it at all.
We loved it! felt very comfortable and safe, it was like home away from home. There was a lot of dogs barking in the area however they do quite down. There is a group of people exercising in the morning and at night sounds like a lot of fun! we thought we may have a problem sleeping at night however we didn't have any problems falling asleep at night. There is this ice cream vendor that comes around everyday at around 4 and plays the creepiest music. Saturday is Mexican flee market a block away from the apartment that was a neat experience. The cleaners and staff were amazing! We had a great experience staying here and highly recommend it to others travelling in the area.

Close to everything. Good location
The staff was amazing. Never really there but when they were they were great. We hated going up 3 levels worth of stairs no elevator after a long day of activities it was brutal. shower was broken and there was minimal privacy in bathroom. The thing I hated the most was the bed very painful and uncomfortable we had to go get a hotel somewhere else. The windows kept making very loud noice due to high winds. If the bed was comfortable all the other stuff wouldn’t of really matter.

Break from the cold vacation
I had a late arrival but the facility was flexible and gracious to allow us an earlier arrival. I enjoyed making my own "American" coffee as early as i desired before our fun exertions and it saved us time and money. The condo was comfy, safe and relaxing. There is a small living area, dining area and it felt like a home away from from. Also, it has a garage where we felt more at ease leaving our rental. The location is convenient for local stores, dollar exchange and cheeper restaurants but it is a good walk to the beach area. We enjoyed walking but most of our exertions were drive to or get picked up so it was worth it.

Beautiful condo close to everything you need!
The first night there was such an upsetting one for me. I was so exhausted from the flight and really wanted to rest. I was awaken by the sound of construction right next door. I sent an email to the property manager asking about it and he immediately came to my room and offered to change rooms. After that staying there was such a pleasant experience. The only negative thing I will say is the bathroom showers need to be changed from what is currently in place. There is no room to place your soap or other necessary items needed to take a shower, everything has to be placed on the floor of the shower and you have to reach down to grab and use. We found that very annoying. The way it is currently set up is unlike anything I have seen before, but please change that! Lastly, the roof top deck needs attention as the floor planks break while you walk on them.

Nice cheap place in playa del carmen
I am glad that we had a room on the ground floor, because it would have been a long walk in the stairs each time, but the reward of a roof terrace at the end it worth it. Nice place, a full kitchen with all the stuff you need. They gave us two water bottles, but after that, you have to buy your own. There is a book with places to eat and things to do. The bed was a bit too soft for me, personal preference. If you need anything, you might better call the owner because most of the time, there is nobody at the front desk. There is like a 3 space parking inside the building and the front gate of the building is protected by a gate with a code. The place is well located, near the " fifth avenue" and some super markets. Overall, it was a nice place for a couple of days.

Nice hotel needs updates.
So my fiancé and I stayed here again after last month and we love it here. The only cons are outdated things such as the shower and beds. The showers leak and you can't keep the shower head on the stand. The beds are really hard and uncomfortable. And some of the rooms smell like mold really bad. Other than that the staff is awesome and accommodate everything.

Nice but not luxorious!
Nice hotel with most amenities you need. We loved the staff who were really nice when they were there. The staff was barely ever there. Maybe a couple of hours during the day and that's it. We had to open the door to multiple people trying to check in. The hotel is nice though. Very simple and affordable. Ac works great. Wifi in our room was spotty. The bed was really hard we slept on the couch. The toilet didn't always flush either haha. Other than that we would stay again just because of the nice warm feel close to the beach.

loved locale. in more of dt.. but all taxis knew where it was. Marco was amazing, so was Roberto!! 7 blocks from north end of beach. grab a light bag w your stuff for day for that reason. I could of gone w a little soter bed more pillows, but hey that what I asked for..basic & it was great.

A great find Condo 46 on C.T.M. Calle 46 is C.T.M
Hotel located on 46 street / Calle , but referred to as C.T.M.; just of 30. I walked from bus stop, I travel light and with a packpack, over packers and rolling luggage need to take a cab. It appears the sunrises on 46/ C.T.M. , great rooftop balcony, furnished a shared space , wonderful to watch sunrise, but 5 block walk gets you on the beach to watch sunrise. Room , clean, equipped with kitchen and refrigerator, pots and pans, coffee maker, toaster. I expected and love to cook, but eating out in that area was probably cheaper and easy. I kept beer , water , coffee, avacodos and cheese in my place Bed is low to ground, but comfortable, AC and ceiling fans in bedroom and living room, if you need them. I loved wandering the neighborhood before and after the beach, highly recommend restaurant Blue Pointe, short walk 34th and just off 30 , best craft beer Club de la cerveza

The feel of local living.
A friend and I stayed twice. Once at the beginning of our trip and since the location was really convenient, one night at the end of our trip. Our first stay was fine. The shower was so-so, not much pressure but did its job. Even though we had a condo towards the street with a balcony, and stayed during the BPM festival, the noise level was tolerable and we were able to sleep well. The bed is minimalist but again, does its job. No feathers... which was great. The staff was really lovely. The kitchen was also great since we cooked our own meals. There aren't beach towels, but the staff was really sweet and gave us extras. They are definitely accomodating, so if there is something you need or something does not work, let them know and they will work it out with a smile and warm hospitality. 15 min walk to the beach, great off-street parking and conveniently on Avenida 30, with supermarkets. Everything you could possibly need.

Clean, 10 min walk to the main strip & affordable
Our stay was generally positive. The bed was super uncomfortable and we only had two towels (which is not enough for two people). We had to ask for extra pillows as the ones that were given were terribly uncomfortable. The staff was amazing but they are only on site from 7am-8pm. We had one issue - some club goes arrived at the condo building at 6am and were very loud - they wok us up with their partying in the halls. We had to speak to them but would have rather had a staff member there to intervene. The bathroom we had was clean and renovated but the shower could have used a bit of an update (the shower head did not dispense water properly and the water did not drain well. The kitchen was amazing, clean and modern. We had everything we need to prepare meals.

Great location, within 10-15 minutes from Quinta Avenida. Room was clean and with very well equiped, bathroom clean and spacious. The sofa bed was a little uncomfortable, but nothing major. I would totally recommend to stay here. We had a huge delay at the airport and we had to late check-in, I called at the hotel and they had no problem to wait for us, Roberto was great!!!

Not everyone's cup of tea
I liked the location because I like to walk and explore the non tourist areas. Also. 10-15 minute walk to the beach and major stores. Bed was very firm, perfect for my bad back. The room is plain and simple but good of you are not looking for 5 star resort type.

Nice place to stay in Playa del Carmen
Friendly and very helpful staff. The room and building was well kept. We would stay again in our next visit to Playa del Carmen.

Good location if you want to be away from crowds
Close to local restaurants, a bit of a walk to 5th avenue but we didn't want to be too close to the main tourist area. Hotel was clean, fully supplied kitchen, nice bathroom and air conditioning. Also close to a grocery store which was very convenient.

I arrived with my reservation number and the receptionist told me that unfortunately one part of the hotel did not have power. He told me they would relocate us to a different hotel that was 10 minutes away. They said I would have complimentary breakfast, lunch, and dinner for the inconvenience. I had originally chosen that hotel because it was close to the pier and planned on being in Isla Mujeres the next day. I was already a little upset but ok with the changes. I asked him to show me pictures of the hotel and he did. It looked decent but nothing like the room I had booked. Later, I looked up the hotel on hotels.com and saw that it was a 2 star hotel and it was $39 dollars a night. I paid $100 for the one I was originally going to stay in. I let the gentleman know about the huge difference and told me that he could not do much and if I didn't want that hotel that he could cancel the reservation but he wasn't sure I would get my money back because I booked with hotels.com and not directly through them. I called hotels.com and while I was on hold 2 more groups went in to check in and they gave them a room. I think they randomly do this and try to pocket some money.

Nice condo in Playa del Carmen
The condo was very nice,the only drawback was that there was very little water pressure in the shower...The young man that was at the reception desk from 3 PM to 11pm (I foget how to spell his name),was always very helpful and glad to see us when we got back from the beach in the late afternoon!

Nice, clean and comfortable
We were there for 4 nights. It is exactly as shown in the photos. Very neat and clean. Had a pleasant stay. Is recently built location and feels very new as compared to other hotels/condos. Marco, the hotel manager, was extremely helpful. He is always available and willing to help, even in the dead of the night. Hotel is a about 2 something kms away from the main strip where all the restaurants, bar and shopping is and is much quieter.

Not impressed
- It is nothing like how they show on pictures of this condo - there is no elevator, my room was on 3rd floor and every time i would park my car in garage i had to carry my scuba gear (40 lbs) all the way up to 3rd floor through stairs and it was not fun - room A/C was not working properly and every 20 min it would leak water from the air vent - the location was ghetto - beach was 10-15 min walking distance from this condo but the beach it self was dirty filled with sea weed - sofa bed was not comfortable enough to sleep properly - no room service
