"The communication from Sabina was excellent. She gave us all the information we needed prior to arrival. How to download our exemption codes for the tourist tax, which stop on the water bus we needed to the code for entrance for self check in. The only negative was I booked bed and breakfast to be told on arrival this would incur an extra €12 per head for a continental breakfast delivered to the room. Our suite was a nice size for our family of 4 and the location was perfect for access to the station and airport bus departure as well as walking to all the main sights. The room was clean, comfortable and the view just fabulous! We got used to the tooting horns of the boats and loved watching the boat traffic pass by. Breakfast was just beautiful. "The venice lion residence was absolutely clean and their staff are really nice. A coffee machine located in a relaxed area made us relax to have a better day. If the entrance gate would work properly with electrical remote which it didn't I could suppose five stars hotel in overall. It would be one of my favourite choice if I want book a hotel for holiday again. "

A large supermarket and McDonalds nearby with around 8 minutes walk, very convenient when we wanted to cook dinner ourselves using the mini kitchen. Also near to Mestre train station with around 10 minutes walk, surrounded by many different hotels and you can feel that the road is safe "
