There was no staff on site when we checked in. This is fine when there's no issues with your stay but we experienced noise issues at night. I tried to call the number left at the door for check in and when a very sleep woman answered who said she'd contact the people staying in the room next to us we thought our problems were solved. Unfortunately, when we called back 10 minutes later as the noise was persisting, our calls had been diverted to voicemail. It seems sensible to only run a hotel if you're going to staff it properly! Needless to say, we wouldn't stay here again.
Rooms could do with a thorough clean to remove the multiple cobwebs around the ceiling and a good hoover of the carpets to remove the layers of dust on the corners and around the legs of the bed.
Pile of hair on the bathroom floor was difficult to miss too.
Mattress on the bed is ridiculously firm resulting in a poor nights sleep and aggravated back this morning.
Breakfast was very nice this morning.
Stayed in one of the outside rooms. Was warm , pleasant clean and private. Only thing was whichever room attached to my bathroom I could hear toilet pulled and shower going rather annoying. Rattling of the stones on drive everytime a car went in or out. But all in all very pleasant stay and breakfast is absolutely lovely.
Nice guest house - well cleaned - good staff - excellently cooked breakfast - fried egg just right - moist mushrooms - sausages to perfection - good bacon - and a properly done potato scone, I want to go back - it is breakfast time.
I have stayed at Rivendell before and was happy to return. I was aware of the set up at this guest house in terms of the meals served.
I found the cleanliness of the property to be very good.
The room was very well appointed. - modern good bathroom facilities. - with period Arts & Crafts furniture which really set the tone of a great visit.
Known house from childhood - passed everyday to and from school for 12 years. - such a treat to stay in that much admired period property.
Would highly recommend - so convenient for all local amenities - close to town (pleasant stroll) - backing onto golf course - quarter of a mile from A75. Knowing the town well. - this is an ideal base location for any break.
Grounds and period features of house provide an all round excellent package. Room was like a private flat. - very comfortable in peaceful grounds with mature trees set back from main road.
Stayed at 9 different locations on our trip, this was likely the best. Beautiful building, decent sized room, Comfortable bed, good shower, Excellent breakfast, convenient location, and tartan carpets! Yes!
First class and great value. Comfortable, warm and clean. Plenty of parking space and just a short distance from the town centre.
Despite Covid, the breakfast was excellent with plenty of choices. Have stayed here before and will certainly do so next time I am in Dumfries.

Good place to stay whilst visiting the hospital. Room was comfortable and the breakfast was great. Super price for a 1 night stay. Room was tired in decor and the fact the shower door was missing meant there was a lot of water going onto the bathroom floor.
