While the notice indicates that the residence is in a pedestrian zone it does not tell you that there is no way to get luggage to the site without a long walk, without any assistance, nor any way to drop off little kids. If you have children, a lot of luggage and any disability at all, unlike everywhere else in Italy that has pedestrian zones you cannot access this place. Bolzano is a busy place and even though we travel a lot, after my wife hiked to the residence to discover that there was no way to mobilize our kids and luggage, and the two young men, very unprofessional and not accommodating at all, manning the "front office" (looks like a school desk) we left and did not stay. We could not, under the circumstances, ( no offloading of suitcases nearby, it was also raining and no accommodation from the hotel to help) and we were very disappointed in this. We did find another hotel in town and of course had to pay another nights fee. Very dissatisfied and would not recommend.
