Our room was roach infested. Staff refused to give a new room and stated there were no other rooms available. We threatened to leave and requested a refund, that is when they decided to give us another room. It was smaller and they refused to refund us the difference.

This hotel is not anything like the pictures. First, the location is Patong Beach, basically in the most hectic & dirty areas of all Phuket. It smells of sewage & it’s very hard to get taxis to pick up / drop off because the street backs up for a mile and almost no cars can get through. Picture Mardi Gras & having your hotel room door right there. Second, the lobby and the bungalows are all open air, so there’s nothing to stop all the drunk people roaming the street to come into the property. As a solo female traveler, I would not recommend. Next, the rooms are run down. The shower head was hanging off the ceiling, there was mold & very obvious water damage all over the bathroom. Lastly, there’s only about 25 pool chairs that are always taken for the entire day, but only a few have people actually sitting in them, they just leave their stuff there at 7am & keep it occupied. I spent 5 days there and never got a chair once.

The hotel is in desperate need of a complete renovation. The rooms are very dated and dirty. Mosquitoes everywhere and the bathrooms smell awful. The Impiana group obviously have no problem charging guests full rates for extremely poor quality accommodation. The overall hotel grounds are well kept (cheaper to maintain than the rooms). The location is the only plus point of this property, however it does not make up for the utterly dreadful condition of the rooms. Don’t be seduced by the 15 year old images. Take your money elsewhere….

Thank you, Impiana! Your staff is incredible! From GM Gerard and his friendly and helpful tips to security Surayo, to Yot the drink master, to the super friendly front desk workers, to the omelet maker and the coffee girl and so many other respectful and fun staff - we cannot thank you enough for your kindness, smiles and warm welcome to your lovely resort! How fabulous that the resort is right on Patong Beach. We were surprised by how quiet it was considering the busy road behind it. There is everything one needs within walking distance. And that beach and those sunsets are breathtaking! Impiana has lovely loungers and umbrellas by the pool. We are beach people so walked a bit down the beach to a huge area that rents lounge chairs and umbrellas for only a few bucks for the day. I think Impiana had some gravity chairs and the trees offer nice shade options in front of their property on the beach but we preferred the other chairs down the beach. Not a big deal - we appreciated that it wasn’t so chaotic in front of Impiana. :)

Overall the hotel was in a great location with a great staff. The room needs a deep cleaning. My room had many mosquitoes inside and the bathroom had black mold. It’s very close to bangala road which made it convenient for partying. I also booked it because online it said there was a spa but when I arrived the spa was no longer open.

Best spot. Right on the beach. Right near all the food and shopping you could ever want. Their security guards are great and don’t let anyone in if they don’t have a room key so felt very safe. Would definitely return and suggest to everyone.

One of the few hotels on the beach in the Patong area. Excellent breakfast, plenty of variety. Many restaurants nearby, 2 shopping malls within 15 minute walk. Very nice room, would like to have had dedicated shower instead of bathtub/shower. I would definitely stay here again.

Extremely disappointed
Considering 4* rating, room was very unclean, and tatty. Bathroom tiles were all covered in soap scum and water marks, cobwebs all over the place. Bedsheets we’re stained and ripped. All table and side surfaces were covered in a greasy film. We found a dead cockroach in the room, and was hoping that housekeeping would remove the following day so that we didn’t have to touch it… they didn’t. We lost all water pressure one night (which wasn’t great in the first place), so we couldn’t shower. Reception didn’t communicate at all on when it would be resolved. When there was water pressure, the water out of the tap was a lovely brown colour. I tried to use the laundry service… on the paperwork it says that items received before 10am would be returned the same day, on bringing a few T-shirts and underpants to reception at 8am, I was told that they wouldn’t be returned until after 4pm the following day, which was after we were checking out, so no good to me. The reception staff said that they would speak to the manager about the issues when we raised them, and would have a route to a resolution for us. On checkout there was no resolution, and no issues had been communicated to the manager, so the reception are ok with lying to your face. I tried to raise with hotels.com during the stay, but customer service not working via the app. I got stuck in a sign-in loop and couldn’t speak to anyone.

Hotel perfectly located right on the beautiful Patong beach. Very nice and accommodating staff. Very good breakfast. Could be a bit noisy at night due to sound systems of the beach clubs around but still acceptable for Patong. Points to improve : bathroom, especially showers No tap beer at the bar

Dated but great location
Location to Bangla road is great. About 10min walk if that. Place and rooms little dated and looked like they were repairing some of the buildings the a/c was definitely in need of replacing. Room was cool at night but during day the a/c struggled to attempt to cool the room. When called the sent someone quickly but they seemed to think the a/c was working well.

Property was great. Staff spoke good English which was great. The property is right on the beach so the location is fantastic. Just a short 3-4 min walk to Bangla St. Tons of shops for shopping. The nightlife in the area was impressive.

Never staying here again!
Probably the worst 4 nights stay I've had in the past 20 years! Apart from the location, there is nothing good about this hotel. - Room is old and rusts on all metal surfaces - Mould throughout the ceiling, bathroom walls and sink - shower drain is blocked so you have to walk through a puddle after a shower, - Hot water is warm at best and even cold at some point, - the room is secured by a lock that is not even fixed to the door. - curtains are full of stains and glass is so dirty you can't see through them. - I watched house cleaner just rinse my coffee cup in the sink and put it back in the shelf. didn't even bother washing the tea spoon. - the bedsheet was never changed, just tidied up. - don't even bothered about the Breakfast, you get much better food across the road at a fraction of the price. I complaint about this each day and yet nothing was fixed or another room offered... For the price I paid, I expected at least a 4 star experience, I don't even rate this 2 stars.... Ruined my stay at Patong...

The property is in very good location with private access to the beach. However, in terms of the rooms, it is very dated for the price it’s still being listed on. This is only a 2.5 or 3 stars at the most. As a VIP expedia member, I didn’t receive the extra perks I was suppose to get. The hotel didn’t even mention anything. And when I asked they didn’t even honour it. Food - Breakfast was included with our accommodation. It was decent with lots of variety. I’d give them 4 Stars here. Try to check out other resorts if you can before booking this hotel. I wouldn’t recommend it.
