ok hotel close to lake
Nice view from entrance with lake. No stench at our time of the year... Not so nice (boring, noisy) neighbourhood. Reception was helpful. Pity there was no restaurant in the hotel. Seems that there was one earlier. But in room dining worked. The hotel might need a little maintenance...

Worst hotel, worst food and worst bed
Hotel looks old and out of shape. The wooden floor got worn out and we could see patches of decolouring on floor. Furniture was quite old. Amenities are poor. The food we ordered for lunch was the worst of all. It was below sub standard. Never ate such a biryani in hyderabad before. Don’t go by the looks of photos put in here. You will regret choosing this hotel. The bed makes creeking noise. Not at all a best place for couple. I give 1 rating out of 5

Nice people. Basic place.
AC in room not working well. Hot water bathing difficult to control. Breakfast was great. Service was great. A basic place at a basic price. Refrigerator in room not working. Bed comfortable. Willing to stay here because of Hotels.com discounted price. Their regular tariff would be far out of line for this place. The staff did the best they could with what they have to work with.

If you are looking for just OK, this place is that
AC, hot water, and wi-fi issues. I have stayed here several times when my hotel of choice is not available. These are standard issues at this property. It is an OK place, nothing more. The breakfast buffet is good, but has been moved to a small crowded room.

Nice Location but Terrible Rooms
The Location of the hotel is nice but the rooms are terrible though they have renovated but you will find the rooms are dirty at the corners the carpets are also in pretty bad shape etc... Bathroom also has the same story fixtures are not working properly. I think Justa management should really look into it may be the renovation did not work but can rebuild the whole property for good reasons. i have stayed in other Justa hotels in different cities and those are good. Customer should feel satisfied for the bucks they charge. Hotel Justa Hyderabad should raise the bar to compete.

Good place
I stayed here three days as I was preparing to leave the country. The AC to the rooms are fixed to disallow adjustment. One room was not working. The other only partially okay. Breakfast buffet was outstanding, though the table clothes were always very dirty. The staff was super friendly and always responded as best as they could to anything I requested. I was extremely pleased with all the staff. Nothing really in walkable distance from there. But it was overall a pleasant stay. The discount through hotels.com made it a reasonable purchase - otherwise, their regular tariff would have been excessive.

Look elsewhere!
Not at all what the pictures look like. The bathroom was very old, moldy smell and did not feel clean at all. Room was dark and dingy, breakfast was not appealing and didn't look very hygienic. Not sure why its rated so high on this website but its misleading at a 3.9 hotel. Cheap place to stay but for a little more find something else.

Staff friend, food good but often noisy
Positives: Friendly helpful staff. The food was surprisingly good. Downsides: The hotel was often noisy at night because they often had weddings or family events in the restaurant in the third floor. On a couple of occasions, the partygoers/wedding guests were noisy until well after 1am. It's a shame many of the rooms do not have proper windows.

Would stay again.
We arrived in the early hours of the morning and on check in were apologetically told one of the rooms we booked was unavailable due to a water leak. The manager had arranged for two of us to stay at a different hotel; we were personally escorted there and returned in the morning for breakfast. We had booked a budget room which was basic but good. Our second night our rooms were upgraded to male up for tge previous night. The new rooms were lovely and spacious, one even had a bath, the other a separate lounge. Both had a nice view overlooking the lake and included free WiFi. Breakfast was a delicious buffet of mainly Indian food and some continental. We found the staff friendly and helpful, and would definitely stay again if we return to Hyderabad.

From outside, it looked not so impressive. Neigbhbouring plots were unkept. But inside was nicely done. Decor was elegant. View from lake facing room was soothing.

Hi This is the first time I am upset with hotels.com travel agent . I booked it via phone . The agent mentioned that this hotel has very good reviews and it is 4 star . To my surprise it was in a bad locality , under construction , smelly , unprofessional . Everything about it was bad .

Suite smells like pesticide spray
This Hotel had good reviews and I was tempted to book it due to its centralised location and image of a business boutique hotel.The reason the Hotel sites do not show any snaps of the fascade of the building is self explanatory....It looks bad. ...I have only 1 good thing to say about the Hotel... The staff is extremely polite, receptive, pleasant and helpful... BUT they were helpless to my plight. After arriving late evening to my Suite facing the lake, I experienced the pungent super strong smell of mosquitos spray. In response to my complaint, they sent bell boy twice with a perfume in white garden bottle - who sprayed the room liberally.... This exercise did not help at all... I started coughing at 11:00 PM and first time in my travelling business experience of 21 years, had to go the reception requesting for change of the room - even if it is for lower category. The alternate rooms were also stuffy with poor ventilation. It seems like a inherent problem of poor ventilation .... At 11:45 PM, the reception attendent felt sorry for me and took the pain and his own initiative to provide me a portable cooler in the room beside my bed so that I can atleast be a little comfortable... Woke up early next morning - checked out and decided never to return again to this property... It is sad as the location is fantastic and staff so nice... Hope the management addresses this with sincerity.

The rooms are very claustrophobic!
There are no windows in the rooms. Or they open out to the glass façade. The room design is quite odd and left us with an overwhelming sense of claustrophobia! The breakfast was terrible. The staff is polite and courteous and probably the only saving grace in this mediocre hotel.

Satisfaction at its best. Value for money.
We really enjoyed our stay in this hotel for three days. Every thing is excellent including the cleanliness of the room , bed linen and hygiene toilets. Though the rooms are not very big , they are comfortable , one can never make a compliant about the size of the room. Breakfast menu is satisfactory. The Hotel can arrange a good dinner buffet also on the same lines of breakfast. The staff is friendly and cooperative. We will not hesitate to stay in this hotel.

Travelling on a budget? This is for you
From the second we walked in to the second we left we were made welcome. Any issues they addressed promptly. I would certainly go back or try one of their other hotels in the chain. My only concern was, I like to take a walk and that was a little restricted due to the hotels position. Having said that I am not certain other hotels would have been better. Hyderabad is not set up for strolls along the lake.

Home like atmosphere in the city of pearls
a sudden decision to visit Hyderabad, also its my first. don't know much about the Hotels and the conveyance available. after reviewing Expedia, found some Hotel name and called 2-3 of them. I got satisfied with the customer friendly attitude of the Hotel staffs of Justa - the residence and booked for three nights. actually never expected this much satisfaction from the whole 4 days we spent there. the Hotel is beside Hussain sagar lake and near to secunderabad railway station. its centrally located to the city. the breakfast included are also awesome. hotels staffs are helpful and cooperative, particularly the Manager, Mr Abhilash S. its ended up to a great stay. want to go again with friends and family.

Well Located and reasonably priced
It was excellent. Due to location, I saved a lot of time and also the lake view was great during dinner times. It was very clean but most furniture including TV was very old (tube TV) but all functional. Restaurant was great. Price is still excellent for the location and facilities provided.

Quite pleased with our stay
Our experience has been very good generally speaking. Abhilash their manager is like a perfect host. A real action man with quick resolution to any issues. Jaggannath his deputy is just as good. The location overlooking Hussain Sagar is excellent, with a fabulous view from the terrace. We had booked two rooms for 4 days, and both were very well kept. The only negative was the poor drainage in the bathrooms. After showers it took a long time for the water to drain out causing a damp smell for some time. The exhaust fans were not very effective either. The breakfast included in the package is too good with a great variety.

The Hotel Stay was good, the only hassle was that the Hotel Staff blamed us for the missing Hangers and wanted to charge 600 for it, which was absurd... Overall the stay was quite good, a quite location, good view and just perfect for the area except for the continuous water leakage right outside the window from the roof probably. Couldn't taste the complimentary Breakfast which was included in the room tariff as I was too busy but I'm sure it would have been great too.

I visit and stay in many different Indian hotels quite often so this is a very honest opinion. Whilst located in a picturesque postion next to the lake it is a fair way north of the old city centre which cost Rs80 each way to reach in an auto rickshaw (February 2013 rates). The hotel itself is looking very tired inside the rooms. They are clean and tidy but at best could not be marked higher than the bottom end of 3 star. If the hotel updated it's fixtures and decoration then it would pull itself to the top of 3 star. For local taxis and auto rickshaw drivers you should mention it is in " Rani Gunj" close to the junction of MG Road as they may find it difficult to locate until they drive past it then have to drive another Km before making a U-turn.Choice of breakfast items is very limited (based on economics I guess) and comes down to eggs/toast/croissants/fruit for westerners or a small range of Indian spicy items like Idli or Parantha bread. If you are not expecting something at the high end of 3 star but want a comfortable, clean and peacefully located hotel in Hyderabad then the Justa represents reasonable value.It's companion hotel Minerva Grand is a couple of kilometres away and would score as a top end 3 star if you are looking at other options.. It is more centrally located too for shoppping etc. Although I rate the hotel as 3 out of 5 for my stay, it would be 4 out of 5 if I marked it only on value-for-money considering the rate I paid for the room.

We had booked 3 rooms for 4 nights for our family trip. The hotel was okay with decent rooms and location and ordinary service. Very nice hotel
I booked this hotel because of the previous reviews, good price and location. i am planning on going back to Hyderabad in 2013 and i will for sure book this hotel again. My room was very clean, the staff is always eager to please and what i did not like: once you go to the roof top and or outside of the hotel there is a strong sewage smell coming from the Hussain Sagar lake and trash everywhere on the neighborhood and about the breakfast or the food in the hotel i cannot say anything i was sick of the stomach because of something i ate in the airplane before i arrived, so i did not order any food from the hotel....

My friend and I asked for an extension of the room till 10pm. The reception said no extra charge but asked for money to book the taxi the following day. I confirmed that the taxi was paid for and that no further money was due. At check out the receptionist said that this was not the case and that we had been given an upgraded room at half price and that's what we paid for the previous day. I had asked for a lake side view room which we did not receive either. The confusion was certainly brought on by language difficulties. So we ended up paying double what we expected and the taxi fare. The taxi driver had difficulties finding the hotel from the airport as it is not so well known. I will also write a detailed review on trip advisor when I have more time. Apart from this we liked the room and the restaurant was very reasonable and good food / service. Although, there is no where to walk as there are no hotel gardens.
