Excellent accomodation on south side of belfast.a nice big apartment equiped with everything you need for along or short stay .the host very pleasant and friendly could not do enough for you .great value for money with breakfast included All seasons ideally located in a nice area to explore Belfast . We will most definitely stay again.
Owner was very welcoming. The place needs a bit of a renovation though. Quite dusty and unkempt but I think that has a lot to do with it not being used over covid.
Would definitely stay again though, as we were made to feel so welcome. The owner was very friendly and was happy to help with any requests and local information.

Location: stayed at the All Seasons for 2 nights as it close to the US Consulate (applied for a visa). The place is located in a lovely area, close to the Botanical Gardens and a lot of good restaurants.
Room: cosy and warm, had everything we needed.
Staff: all lovely, friendly and willing to help.
Food: delicious breakfast and lots of choices.
Stay away from this. We suggested a free parking.. But its on the road. Attaching few photos.. Room is Almost broken, with lot of cracks. Breakfast is OK. Lot of flies n mosquito in the room. Best part is the owner.. Who suggested a scenic route and was quite helpful. Look at how tea bags are provided.
The staff was exceedingly friendly and helpful. The food was very good. The room was clean and good but the bathroom was very small and you had to run the hot water tap for 30 minutes before you could get hot water for shaving etc. Location was also very convenient.
Some much needed TLC is required in this property.. The bed linen was clean but the bed was uncomfortable.The shower had mould around the tray, there was no plug for handbasin.
Great location, bus stop right in front of property, very pleasant street with plenty of shops and places to eat. Perfectly suitable for a short stay. Owner really helpful and keen on suggesting us where to go so we wouldn't miss seeing the right places.
A tired and unloved B&B, great location if you want to be on a main road. Staff were helpful but fighting an uphill battle to make up for old fixtures and fitting. Not the cleanest I have stayed at but close to the worst, sorry.

Place is old and comes with everything you would expect from old. Owner was fantastic.
Really appreciated the Hosts friendly manner. As we were staying longer, he upgraded us to an apartment, first time I've ever had a guided tour for accommodation. He wanted to ensure we knew where everything was. Enjoyed great breakfast. Very easy public transport to city.
Excellent value and tremendous B&B experience. Theodore, the owner was very helpful, interesting and engaging - made us feel like valued guests. Very comfortable room and exceptional breakfast. Outstanding location on major thoroughfare with great bus connections, shopping and restaurants.
This B&B was the worst and scariest I have ever experienced! Never go there if you want a positive experience. Old, dark, decrepit! Place needs cleaning desperately, meager services. Owner seems to be absent at night. Had someone jiggle the lock on our door at one o’clock In the morning. Had to get out of there and slept in the car instead; seemed more safe there. Dingy neighborhood! Pictures on the internet were very deceiving! Cut my stay and just took off never to return again! Ugly experience!

Was there for a business meeting. So basically needed a place for sleep and work. Nice friendly staff...good wifi and great complimentary breakfast
Simple and would stay there again
The host Theodore genuinely nice and friendly. The accommodation however was bad. As I walked in the main door, the smell of damp was really bad. My room - the disabled room on the ground floor had what looked to be a 'false wall' behind the bed, I suspect the damp was there. The furnishings were very old and tired and the curtains looked like they hadn't been cleaned in a very long time. The pillows thin. There were only two electric points. One didn't work. The second was overloaded. The kettle was on such a short lead to reach the only working plug I had to put it on the upturned litter bin to reach the plug. In the bathroom, the paint was peeling and the fixtures and fittings were in a bad state. I've stayed in other B&B many times for the same or cheaper and were of a MUCH higher standard.
Excellent value for money. Friendly staff and generous delicious breakfast. Would definetly go back. Having stayed in other B&Bs in Belfast this is definetly the best in this price bracket
It was a return visit for us to the all seasons. We enjoyed our stay the first time . This time we found the experience topped the first visit which we did not think possible. Looking forward to returning again. Many thanks.
